I know of a few lenders that will do a Hard Money Loan for non-owner occupied property.My question is,Does anybody know of a lender that does owner occupied Hard Money loans in Florida.My client wants to do a Hard Money loan because he had a Foreclosure 3 years ago.He has improve his financial situation and has up to 35% down payment, and about 6 months on reserves.Anyone?

3 years outside of Foreclosure is acceptable to many standard residential lenders.

The problem I find with Hard Money/Private lenders is they do not like making loans on Residential properties. However, there should be plenty in Florida. I just do not know any to recommend.
