Hey everyone, I thought I'd sign up on here to ask this question since I'm in a bit of a desperate situation and I thought I'd ask some professionals. Anyway, I bought into a timeshare for vacation purposes not as an investment but the thing is I hate the vacations so much (boring and repetitive and bad facilities) that I want to get rid of it but I can't seem to sell the thing. Listing costs $ and has gotten me nowhere and I tried ebay but nobody ever bids on it and even if I donate it I'm still stuck paying the fees that I'm trying to get rid of in the first place. I'm resigned to losing $ on this investment but I don't want it to be a total loss and still every month I'm paying maintenance fees and local taxes and it's all just like a bad dream.

So I ask you now, real estate professionals, what I should do to avoid taking a 100% loss. Any and all ideas are welcome.

In most cases you will be lucky to only have a 100% loss. Most Time Shares I know of are quit claimed to a willing party and they or you still have to pay the transfer fees specified in your Association CCR's and the county/ state transfer fees.

If you can get out for less than or 150% more than it cost you to get in... go for it. Never look for a profit, just look to stop hemorrhaging money

As you indicate you have already observed, few people have any interest in time shares... they are a very bad investment and almost everyone looses money. Be willing to Pay someone to take it off your hands... you are actually doing that now by continuing to pay the fees anyway!!!

The other alternative is to default. It will impact your credit and is generally a really bad choice but sometime it is actually the only correct choice. We have several time shares in my area and the number of defaults and foreclosure actions is always high.

Any time you have a high pressure sales pitch to purchase something as an investment... avoid it. If it states it is a Time Share/ Interval Ownership run away at high speeds... even into traffic to avoid becoming involved with it.

This obviously not what you wanted to hear but it is real world.

Put it on Ebay, but do not expect to get what you paid. I bought mine there and am very happy with it. But then again I paid very little, and I can trade it, our compnay has 2 dozen or more locations, and I am also in th trading group that has access to timehares worldwide.

There are thousands of timeshares sitting on ebay and 99% of them never get touched even at a starting bid of one dollar. You'll have to face it that you've probably already lost 100% of your "investment," and you're better off paying a company (Timeshare Relief is one) a fee to take it off your hands, which is much better than paying fees and taxes on your TS forever.
