Very average, 14 bpos, more interiors than usual. Spent much time trying to keep deals moving down the field toward the end zone. Little fires popping up all over the place.

I've always wondered why the 3rd week is the slowest. Ive just come to accept that not every week can be the busiest, so 1 has got to be the slowest.

Was OK week, typical for approaching the end of month, then today got a few orders in early, then 3 interior orders from 2 companies all showed up in 60 seconds at the end of the day. Got phone call for first, phone rang same time email popped up, while accepting over phone, text popped up with the third interior. 2 within about a 3 minute drive of each other (within a mile of each other except for the pesty river I have to go across!) so the week ended good. Except now I'll have no free time this weekend.

This has got to have been the busiest week of my entire life. This is week #4.....the past three have had me running wide open....have been getting to bed btween 1 and 2 am....last night was 3:30. BPO's have been steady.....last week, my listings started to get hot.....got a few multiple offers on a few....Last Sunday I got to bed by 11 (only night in 3 weeks). I am now the new GOLDEN CHILD" with a few of my AM's.....lol. In fact, I had one call me last night....said "I have 41 listings in your area I can't seem to get moved". I said "let's talk after the dust settles"......like I need 41 additional listings...I can't even find an assistant.....When I got back into this REO rat race, I had no intention of being an REO King......what's happened instead is I'm an REO SALVAGE MASTER.

Soooooooooooo, has it been slow for me?.....not in the past 4 weeks...all those BPO's are finally starting to pay off....

I have been busy with 2 new listing and I think I did 19 bpos this week with another 9 due on mon and tues. I had a bunch of orders blasted from companies I hardly ever work for too. I only picked up 1 from them all the others were too far for me. I just looked at last years numbers in March and I was busy in March last year too. It was actually one of the busier months- March, June, July and October of 2008 topped the year.

Only doing 2 bpo's average a week. Have 1 buyer closing in April for about 8k and then my commercial project next to Publix slated to close the end of this year for 150k in commission.

Working with a bunch of different clients but nothing concrete other than mentioned above.

I don't know how you guys do 20 plus bpo's a week.The numbers woul drive me nuts. I like the art of the deal and sales to much to only do bpo's.

Inside evaluation is dropping some commercial ones now for 150.00. They had almost dissapeared off the planet. I like doing those because I am still learning on the commercial bpo side. Residential I have done thousands of bpo's and occasionally you might see something new but not really.

Hopefully everyone will get bpo's falling in your inbox like manna from heaven.

I just finished a $150 commercial BPO from AV#. It came from Litton. Totally written in a narrative, supported with uploads. I enjoyed doing it alot. It took 3-4 times longer than a residential BPO.

Last week was slow then got better at the end, still 30% less than usual. So far 1 today. Worst form I have ever done was over the weekend, never had seen it before EML "F" form. Thought actually I had seen it but this was different and totally ridiculous took twice as long as usual.

Could be tomorrow, could be next year. Depends on which companies, how many agents are signed up in front of you, etc. It's kind of late to break into the game with any amount of ease. You are going to have to work pretty hard for it.

Like anything else, it take time to build a good BPO business....

I started applying to companies last May (I'd done BPOs before, but not regularly or systematicly) or so and started getting orders in July. For the next few months I started getting 6-12 per month, then as I applied to more companies it started building up to the 50-60 per month I currently do.

Just keep applying to companies, do a good job when you do get them, and they will come more frequently.

I am sure that is all good stuff. I am not one to bag on people if they choose to do a lot of that. Some of the folks here are pretty outspoken about their feelings towards classes, certifications, etc. If it works for yuo...excellent. Now, I have signed up for many of these companies and I am hard pressed to think that very few of them care about certifications. They want real experience with the work, they want their BPOs done well and on time. I do not even know how you woud get the opportunity to communicate all of the classes and certifications to them when signing up.My thought are that the knowledge and classes are good, but I am not too confident that they provide any edge...

Thanks SMG. I think this is one of the best places on the net to get real feedback from other agents. I don't mind "outspoken feedback" since you can learn a lot from the truth. Sometimes it's very hard to ask other agents in the office/area for the real deal since we all compete with each other in our local markets.

I'd have to agree, education is important but there's no substitute for experience doing the job.

So far I've built my BPO business without paying for anything or taking any classes.

I am reading all the threads on NABPOP with interest and am trying to decide if it's worth it or not.....if it can help me bump my business up a notch it may be worth it (right not I've leveled off at around 50-60 BPOs per month).

Nah, don't get nervous. the first few will take some time, but you will develop a process where you know where to pull all the info, how to best find comps.Much of this is similar to doing a CMA, you pull the like comps that are both active and sold. It can get a bit ickly going out and tking pics. I had to go to the projects the other day. I do not like driving through these area, let alone pulling down a side street and going into the home...But, it was exciting...you will get to where you can knock these out pretty quickly without sacrificing quality.

I got my first order for the week this morning.....POC had two phone numbers.....called first one and found it was disconnected. I called the second one and got this message..
"Hello, this is the Department of Corrections".......Have they reinstated "Debtors Prison"?.....lol.......can't wait to hear back from my client.....

Agreed, the first few I did seemed to take forever, but it does get easier as you go along......I average about an hour each BPO computer time, although some are easier then others!

It only should take 20-30 mins to complete. But to do volume you need a system that works for you.

Whoa Nellie. There are many variables that will drive your time up or down. Now in Detroit, maybe you can do them in 20-30 minutes. Personally, I doubt it. but, that has been covered in another thread by you a couple of weeks back. Point being, some areas you can pull comps easier than others. ...You can't just make a blanket statement that it will take 20-30 minutes just because yours do.

I have been averaging approx 25 a week since January. I just did my second month of 100 BPOs. I haven't been on the boards because I am so busy. Plus, there is regular real estate. I need a nap.

Don't be nervous, they get easier and repetitive. I use automated software to fly through BPOs and they has paid for itself every month. Send me an email and I can link you to the software. Good luck to you.

Don't be nervous just do a decent job on the orders, don't tell fellow agents what you are doing and accept whatever number of orders you can handle over time. Don't overcommit and start submitting them late....that ain't good.

I was bombarded the last couple of months with BPO's.

I've had TWO this week. Unbelievably slow. Good news is that they are CC and are $65 exteriors for some strange reason.

May was slow. I did exactly half the number of bpo's that i typically do in a month. And I won't say how many that is because I do wayyyyyy fewer here than so many of you -- we just don't have the volume, for one thing, and bpo's aren't my only income so . . . But, right here at the end of the week, I picked up an OCWEN and 2 farvvs . . .so I'm not complaining. Took all my pictures on the way home and one will be done in a few minutes.

I cannot complain.

This last week has been slow for me. This month was crazy though. I normally do about 30 or so BPOs a month. I did 63 and am happy for a slower weekend. Can't wait to see DMB at Fenway tomorrow night!

I'm off further than 50%.........I did find one strange quirk this week........Yesterday, I called Big Bird.....had no orders all week, which is rare........I asked if anything was wrong with my account.......was told it looked great but orders were slow at the moment.....I thanked the lady and moved on........An hour later, I got an order......today, I got 5......This is the third time with them this has happened....get no orders, call, within hours, orders start to come in......pure luck?

My wife is originally from Chelmsford Massachusetts. I know I probably butchered the spelling. We were going to go to the Braves/Red Sox this year in Atlanta,GA but unlike in previous years they held the tickets hostage and you have to buy a package to 3 other crappy games to get tickets to this good one.

We said NO THANKS smile Previous years you could buy tickets to just that game.

Newbie to this forum here. We did 36 this week, 42 the week before, 35 the week before that and 53 the first week of May. Our 5 most consistent companies have slowed and other companies have made up the difference. 166 for the month. We have averaged 38 a week since the first of the year. AND...after doing 2697 bpos (since 6/16/2007) I received my first reo listing last week. We have found that the business cycles week to week and month to month.

It's funny how business does cycle.

My wife and I were in Europe for 8 days starting 4/28 and marked off on all of the client websites. Marked us back to work on the return date, even though it would be late afternoon before we got home.

Ended up with 10 orders to complete first day back, then 5 the next day (plus a closing).

Been averaging 28 per week since then. Then Friday we had a client call with 3 rush orders (with rush fees) then they called Saturday morning with 8 more. This week should be pretty interesting, since I really expect a lot more BPO and REO in June and July.

I generally try to clean everything up Saturday morning to make Monday kind of a catch-all day, but I'll be out early today getting the rest of these done.

You spelled it right Super...good job. At least you can GET tickets, we have to pay at least double to triple face value through ticket agencys. And forget it, if Yankees are in town - could be close to a $1000 night out for good seats.

The moratoriums in CA started with SB 1137 in July 2008 which put in place a foreclosure moratorium while it was enacted. That lifted just in time to run into the holiday foreclosure moratorium enacted by many servicers which got lifted just in time for the administration to announce the loan mod plan and asked major servicers to hold off on foreclosing until it was announced... Once the plan was announced most servicers waited until AT least the end of March before starting up the foreclosure machine once again.

Now we have ABX2 7..

What ABX27 does is add 90 more days to the NOD requirement (180 days total) to any servicer who doesn't offer a loan mod which fits under its guidelines. There is also the additional notification procedure introduced by SB 1137..

We have a tax credit and (temporary) low rates.. the economy is bad but California has a huge pool of renters that can be turned to buyers. If you can't liquidate into this market it ain't going to get much better later. When the economy is better the tax credit will go away and rates will be higher. So we are running out of inventory across a wide range of markets in CA.. sales will fall as a result and the can will be kicked down the road. But it does nothing to resolve the situation at hand.

May was average for me. But this week is looking like its going to be my worst in 2 years.

I still think we're going to get hit with a wave of BPOs as soon as the TARP details are worked out and investors start buying loans again.

I was sent more in the last three days than I've ever seen before for a similar period of time. All new stuff.

Sadly I couldn't take any of them-- too busy with offers going back and forth. All of the orders were from mills. I would take one if it looked to be from a company that assigns listings. THAT I'd make time for.

I've had one order all week! There were only 5 blasts that came in on Tuesday when I was busy running clients and couldn't grab them. ( 2 of those were not in my area, so I didn't feel too badly) BUT in terms of the week, it's slooooooooow!
PS May finished up nicely so I'm hoping next week will look better......also hate taking friday bpos, which are usually the real pits, but I will this week if they come in! dancingguy

Finally conceded to an interior with instructions to call for rekey to bring my number up to 3 for the week..............geez thank goddness I have some regular business. Probably get more next week when I have buyer appts and a home inspection to work around! Always more orders when you are in stress there that won't be any more for awhile!
Who am I kidding??? there's no pattern to this! Bpoing is just as random as re business!

In reference to BPO's for me I was jamming all the way up to March which came to a screaming halt... and totally freaked me out. April picked up some and May picked up some more...but was not up to what I was used to. The 1st week in June netted 27... average about 4 a day... this week has been slow as I have only received 3 so far... the one company that I do ALOT with has been very slow lately. I hope they pick back up. They are awesome to work for.

As far as the REO's pretty much the same thing running a month behind the BPO activity.

We have been hearing rumors here that the REO's should be dropping in August now... of course we heard April before so who knows....

I get this too often. Usually, in person before and after office meetings. My broker solicited those of us with REO/short sale experience to attend a meeting to share experiences, because, 'We are all in this together." I stopped going to office meetings for this very reason. In my brokers defense, I know he has other agents that are clammering for this stuff. I just told him not to expect me to participate.
I hear things like, I am ready to do foreclosures now. Or, I like paperwork, Or, I haven't had a commission in a while. Or, REO is going to be around for a while. Or, Should I get a degree? Or, How did you get your client? I always say, Commissions are low, you have to do a lot of bpos and drive very very far (specific to our area), and properties are often filled with fleas and doopy.

Thread related, I am not in the office this week and bpo orders are down, but many companies were on 'away status' I've had a few trickle through, but I would not know for certain how many I might have had. I did get one new listing. Had to bolt vacation for an few hours to do an O check. The UPS store is my savior I had to print out CFK papers and mail them out and scan some things.

No slowdown here. We did 72 bpos last week,..our record. We will have the best May/June ever! We also listed our first REO listing and got a contact in 3 days...will close June 3rd. (We just keep working.. pretty much 7 days a week...)

Pretty slow month so far, for BPOs. I think we're seeing far fewer REFI BPOs, interest rates are shooting up fast.

BPOs have been re-al s-l-o-w this week. But I have seen a couple of names in the cases filed (foreclosure) list who I've recently done BPOs on, which I found interesting. And in today's court cases, I saw that one of the more prolific builders is being sued by the bank for indebtedness . . . so times are not getting better yet.

It must be a ntationwide slowdown, but then again, maybe not. I had the same slowdown in May right around Mid-Month, but then picked back up again. Oh well, such is life in the BPO Fast lane.

I am on a record-setting pace, and I have two orders this week from companies that are new to me...and I think they handle REOs and they're not just mills. So fingers crossed....one of them was way out there...and very difficult to comp.

It's very slow last 10 days, and WTH with 2am blasts??? I missed 6 BPOs from EML-all sent at 2am, but I don't want to be a junkie and loose my beauty sleep, I guess other folks in my area are sleeping with cell phone under the pillow. Just wanted to vent here. :-(

I've been so swamped this month from assignments that I don't even have time to click on EML. Last month, I set a new record for me and it looks like I'm going to beat it by 20% this month. Hopefully, this indicates that properties are going to start being released here shortly.

i am glad it is not just me...

what is funny--at least for me---
when i am getting slammed and I can kind of hate bpos---
but, i really miss them when the tank is empty..

i have already called all vendors to see if i was fired~

so far not yet!

maybe a slow month or 2 will weed things out huh?
seems like every realtor and their family is sucking the air out of the room...
that is competition for ya--even the bpo companies want to lower their prices now and limit times with no Rush pay...
maybe they will love the 'good' agents again when the smoke clears!

Isn't right now the end of the fiscal year for a lot of companies? Maybe they are just wrapping things up with yearly accounting and so forth and we'll go back to normal next month. Hopefully.

Just put myself on vacation with my main bpo mill . . . Just for a few days - need to get my house in order & thought a break would help. Hopefully they'll fill my inbox with orders after the middle of next week!

I've done about 25-since my last listing...Hold on a little longer they'll come.
Speaking of which, what is the word on the flood, rush or wave of new REOs; Are they coming, are they here, is it now July, Aug or Sept or never? I've been doing more BPOs but they haven't lead to any new REO Listings-Whats the word?

The last 2 weeks have been steady to the upside about 20% as far as bpos go. Many have been oddball properties though taking the comments to the max and pushing the envelop on search criteria, consulting the provider for guidance, etc. Knock on wood, very little in the way of QC issues. No complaints here, I am grateful for the work.

For two weeks, I sat on my patio with my laptop and watch the grass grow......was very slow, until Friday.......then the dam broke......got buried for the weekend.....finished in the wee hours, Monday morning......was up and running early Monday.... the same cycle started all over again.....got hit from 4 companies....yesterday afternoon, I had to put Big Bird on hold......way too many orders and not enough time to complete.
I had one from yesterday that I chose to ignore from SS...figured somebody else could pick it up......didn't happen..they called me this morning.....even upped the fee without asking for it.....told them to try other agents...if no takers, I'll pick it up with two extra days to complete. Less than 60 seconds later, I got an email saying she called all the other agents and no takers.....hmmmmmmm.....how many calls can you make in 60 seconds?..........lol

Big Bird has really slowed for me - a lot of out of area offers but slow otherwise. (I quit taking orders that I spend more then a 45 minutes getting to and 45 minutes back - for 45 - I call it the rule of 45, i just won't do.

I have been getting more interior then what I was use too, a couple new companies, but nothing easy in the past week.

I need it to pick up - but maybe I'll sneak away for a day or so to see my in-laws - while I can.

well i hope others just got rained on...
what seemed like was going to be the worse month in the last 12 months...
is now back on track..
just maxed out on ques..
back to a 9 am to 4 am work day..
but i am not complaining...

looks like 200+ will make it
new company called wanting to give 40 a week?
can i do 300+? OMG--
hope others are feeling the pain---of too many bpos....

company new to me---safe guard..
i do not mind sharing..
i always shoot myself in the foot by sharing the wealth..
i did it with flat fees and now with bpos..
after contacting thousands of agents in regard to flat fees, they saturated the market and almost killed me..
then of course i shared bpos and the market got saturated ...
but one thing i have learned in life..
there is plenty of fish in the sea!
and when the hole gets dry--move on to another one!
In the end, I do not mind competition. It makes me better.
And for those who cannot keep up—they die off anyway!
So if any of you want—try Old Republic and Equity point too..
You can sometime s get a few from there!
I got what I got due to hard work, lots of luck and listing to lots of people---and even a few helping hands..
So I am not one to hold back a gift that was given to me!

Last month I hoped to have a break from BPOs (well, 4th of July matters); this week I pray for extra 6 orders to meet my June production level. All my clients says it's been slow this week. Let's see how it ends.

Did 140 the first week of July, then 80 the 2nd week, 75 the third week, and I'll be lucky if I can finish this week with 55. I have no idea why it has slowed down so much since July.....

We got 2 REO assignments in the past 24 hours. It was VERY slow before that. I hope this is the tip of the iceberg.

For July I did 25 the first week, then 61 the second week, then 37 the third, and 26 the fourth week, ... I only have 22 so far this week. Most of these are sent to me. I don't have much time anymore to play click monkey! Also, I received two new listings. I probably could have done more bpos but I think all the running is catching up with me... (Just the wife and I in a small office)
