does anyone have dealt with either LL or tenant call you back for problems even after the deal is made?
To give you an idea what im talking, LL calling you back because tenent is not keeping up with the rent, or tenant calling you back because toilet is not working or doors isn't closing right.

how do you deal with this? are you even suppose to take complains long after the lease is executed?
when do you stop help them?

any feedback would be appreciated?

Are these complaints by the LL and T part of the same transaction? Were you the listing agent or did you represent the Tenant?

As an agent, your role is not to ensure the quality of the tenant. If you listed the property, your role is to market the property and present prospective tenants, you believe are qualifed, to the LL. Ultimately, it is the LL's responsibility to make the call on the tenant based on the tenant's application, financials, etc....and he alone should make the decision on leasing the space, therefore, you should not be involved. If you were the tenant's rep, it's still the LL's responsibility to make the final decision.

Re: the tenant complaining about toilet, etc., give him the property manager's number...if there is no property manager, he should call the LL directly. Good luck...

Yep in my state our contracts have gotten smart to this. We spell out in certain terms whther we are "negotiating the contract only" or "negotiating the contract and providing property management on a monthly basis"

It really get's no simpler then that. I tell clients I don't do property management period. I hate it and focus on sales and leasing. I am upfront and they respect that and don't bother me.

Who has to do what is all based on "what's in WRITING in the contract?"

Tell them you can't get involved as you do not provide property management and if they can't resolve issues themselves they need to speak to an attorney. They are trying to put YOU in the middle to give them ADVICE and when everything goes bad you will be lined up to be executed on the firing line!

usually these complaints arise from double-ended deals (representing both LL and T). sometimes, i get minor complaints from representing either LL or the t.

Some LLs dont want to deal with anyone else but me because i was one who brought the tenant in.

i guess best way to deal with this to being upfront about it, right?

Yes, definitely spell out your role at the beginning of the relationship. Eg, "My role will be to market your property and bring you qualified tenants for YOUR approval." Then turn it around and ask them, "who provides the property management for your property?"

Also, you have to make a decision on what type of LL you want to work with. From personal experience, I've found these issues come up more with mom & pop type LLs who may own one or two commercial properties, versus LLs that own more commercial properties.

Follow up business is a two-way street. If you are nurturing a relationship for a bigger deal, it may be worth the time. Otherwise, give 'em the response above.

I have a few clients that it is worth my time to deal with the little stuff to keep the relationship for bigger deals in the future!
