Hi,
I provide a service that specializes in helping other agents with their BPO's and MMR's. I am licensed in California and currently only perform full service BPO's in my area. I do however provide data entry services for all other states, which does not include broker comments or a value. I've recently been getting calls from agents in other states asking if I call do full BPO's ( no photos) for them if I am provided access to their MLS. I know tons of agents use unlicensed assistants to do their BPO's for them, but what about licensed agent's from other states? Can anyone advise on this? Thanks!

Depends of the rules of both Boards. And we cant not say for you.

All I can say is my board PRO it would be a violation. In fact I have to pay to have a key number for my assitant. And its a $5000 fine if I am caught allowing access to any one other then my assitant and or me.

So let's say I give you access to my MLS system and ask you to do a full BPO in Florida. There aren't any comps and you have to expand your search area. How do you know what areas or developments are similar?

My MLS is the same as Alan's. Big time fines for giving out passwords.

Ethically speaking - you probably shouldn't do them if you're a REALTOR.

Like Ben stated - sort of - If you're not an expert in the area you would be providing the bpo for - then that would be unethical.

Of course there are other MLS rules to be concerned about, which would be fines and possibly expulsion for your client as as well as licensing laws in the states you would be completing that you are not licensed in - and that would fall squarely on your shoulders - but it's good you are concerned about the ethics portion too - it's a beginning wink

I wonder how E&O would look at this, for all participants, lol

If you participated in doing bpo's in a state that you did not have a license in, you would be breaking the real estate laws of that state.
