Most real estate sites are either strictly buyer oriented, or try to be both buyer and seller oriented. I created this site specifically for sellers. What do you think? The staging page is still undone. http://www.karenricesells.com

Great looking site! I'd bet dollars to donuts that you would double/triple inquiries if you moved the inquiry form buried at the bottom of the page to the top right.
A more compelling "hook" than "Contact Me About Selling Your Home (Your Info Will Be Kept Private)" would also greatly increase your conversion rate. Maybe something like "Enter your Name, phone number & email address for a free report entitled 7 pitfalls to avoid when selling your home"

Good idea, but why a separate site? I guess if you get this site ranking well enough you could always 301 redirect this site to your /selling page of your main site. That would be a great boost to anyone's main page.
You could always optimize for your selling section of your main page from the beginning though. Get some good anchor text links to your selling pages... Getting links to some internal pages is always a good idea.
Good luck though, looks like a clean site.

I'm getting to the party late here. How has the site done for you since you launched it? Are you getting some leads from it?
-Scott I got two sort of leads, real email addresses, anyway, but neither one responded to any follow up I sent. I suspect they may have been other agents who wanted to see what I was offering. From now on I am going to send a standard email requiring a response before I send the document - stating that I need to be sure that the email address is authentic or something and it requires a reply....if they don't reply then I wont' send it. Not foolproof but at least I'll know there actually IS a body on the other side. Got a few spams too, people selling viagra and stuff filling in the form. BUT THEN AGAIN, I have not formally launched the site yet with an announcement on my blog, or any other kind of promotion.

BTW: I love the graphic and title for your report!
You mentioned requiring a response from them before spending your time on it. This is exactly what sites like aweber & getresponse could help with. In fact, in addition to auto-sending the report AFTER they double opt-in, you could have a campaign that sends other followup on auto pilot until they opt-out. (More free reports, offers of "Free over the phone home evaluations", etc.)
Keep us posted as to how it works!
PS You mentioned getting 2 leads so far - which means it could take quite a while before you have some actual metrics. It might be very worth-while to do a geo-targeted Adwords campaign on an exact phrase such as "INSERT CITY home values" and "INSERT CITY home prices" - which are popular seller search terms.
In addition to getting more traffic, you could put a snippet of code on your "thank you" page after they opt-in, and get a solid idea of what phrases you're targeting are actually converting into leads.

I like the site. I would suggest asking the questions that are running through people's minds when they are looking for somebody to sell. In the case of FSBO's, they copy the things they see agents doing, but don't see the many invisible things that agents do. For Expireds - their perspective: the home didn't sell and it's the agent's fault, lack of communication, poor marketing, no plan, etc. Finally sellers are looking for agents who attract buyers, so emphasize your buyers site. If it ranks well in the search engines, invite the seller to put in some search terms that would be typical for buyers in your area. I hope that helps.

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
