I'm getting back into wholesaling, and I was wondering if there are any other agents on this board who invest by wholesaling. If so, I'd like to start a thread where we can share ideas, pitfalls, etc on this niche.

Does wholesaling even exist right now?

I feel like there are so many good deals that can make you money in a number of different ways, that no one needs to pay a markup fee just to have someone else find the property.

Maybe it would work for out-of-town investors who don't know the local inventory, but I gotta believe it's much harder to find people to add to a "buyers" list than it was 4 or 5 years ago.

Wholesaling is alive and well here in Philly, not sure how agents are doing in other parts of the country though.

I know of a few agents in Portland doing some wholesale deals. I've done some in the past.

What's the preferred method with listed properties? do you assign the contract or do the double close?
