Just have them sign an agreement now and post date the listing.
If they don't want to list it because of the holidays i would leave it alone and respect it.
The downside is there are not many people in the market the buyer pool is smaller around this time(knowone wants to move around christmas or new years including your homeowners)
The upside of listing is the few buyers that are out there are serious and have to buy for a reason they are relocating and have to have a place or they are renting an apartment and there lease it up and they don't want to sign another 1 year apartment agreement.
I would just respect it give them the reasons why it might be a good time to list now,if they still don't want to i would just have them go ahead and sign the post dated listing agreement and get the future committment.If you still push the seller will get the impression you are rushing them and only care about making YOUR commission and not representing there best interests.jmho
