Anyone dealt with these people.
I have a couple who went to a Ryland home and got told if they did not have an agent; they would qualify for a program to sell their home and get a 3 % rebate on the buy side by using them. That really is not the problem; the problem is that to qualify for the rebate they had to sign a non contingency contract on the home (buy side). They put down their earnest money and listed their home thru Move Up America and of course it has not sold.
Now Ryland wants their earnest money or the contract fullfilled. They used to be clients of mine and are asking for help.
Any suggestions; Move Up America claims to now be a "Transaction Broker" only and not a part of the issue.

not for nothing...what did they expect to happen?

there's nothing you can do for them at this point and probably not much anyone can do for them - they should contact an attorney for advice.

I just re-read your post Did they really sign a "they had to sign a non contingency contract on the home (buy side)" contract. That was well XXXX

Tell them to try asking for an extention. If they really like the home they can try looking into a bridge loan

That is what they say they were told. It was worth $10,000 in a rebate from the agent who listed the house.

There is nothing you can do to help them inside the scope of your licensing, unless you are also an attorney, except sell their house for them. With all the money they saved on the new house they can discount the old one.

I got the client all of their earnest money back on the new home. unforntunately they could not sell their existing home and Ryland doesn't do buyouts yet. Took a lot of arguement and a vieled threat but Ryland did give them their entire earnest money back.
