Thats a ball park. However what one needs to do is do a CMA on a home on a RR and a similar not and see the actuall difference. You may have to go back a year.

You could offer closing cost assistance like $3000 worth. Make sure the commission being offered to the other agent bringing the buyer makes sence. (one dollar is legal and fine but there are too many houses for sale now and buyers will not pay it. (note:I have no idea of the commission being offered on your home ask your agent)Usually half of the total is best; on my last listing I offered a extra .5% to induce the sale and it worked.
Tinkerbell, Look in the pages for "Appraiser", preferrably a "Certified Residential". Call and ask for an appraisal. It may cost $300-$400 but you will have a proper valuation of your property, unbiased and a true interpitation of your partictular market. Zillow is 95% worthless.
I like Terry's advice of offering closing cost assistance. Your market may be declining too, supply out weighing demand....these are things an appraisal would answer and give you a realistic market price to work with.
