Hey everyone!
I just thought I would start this to see how everyone is doing with their rentals in the current economy.

I am just finishing construction on a new 24 unit complex in a university town near the university. I already have signed leases for all 24 units with between 2-4 students per unit with the majority between 3-4 students. I already had a total of 16 units in 2 buildings there and just bought a rundown old house and tore it down to make a parking lot with room for about 20 cars. It too is also full for the coming school year!

Aside from my large complex, 1 duplex and a quad I have nothing now but commercial and student housing. I am now focused on student housing.

That sounds great Paul! Good work... how do find yourself liking student housing so far? I always thought it would be very maintenance-heavy.

I have mixed results. Single family home is rented. Duplex is rented. 4-plex is half rented. (All are in more or less the same area.)

My rental units are doing so so. I've had some rent defaults, but mostly I've been struggling from marginal cash flow from not being able to sign higher rental agreements on my properties due to the economy. Every leaky sink cuts right into my wallet as a result.
By the way congrats on the success with the student housing, that's something I always wanted to get into but never have. I'm told the trick is collecting double security deposits and requiring the parents to co-sign the rental agreements, but like I've said, I've never done it personally.
