What I find of even more benefit that a listing presentation is a "PRE-listing package" I try to get to potential sellers a day or 2 in advance of our appointment.
I include copies of my marketing plan, some information about myself, sample flyers, "just listed" post cards, a few pages from my "Home Book" each listing gets, and anything else that makes me look good.
I want to have them sold on my before I get there. I find this is especially effective when I'm competing for a listing with other agents.
