Does anyone have a chart of estimates that they consider upgrades to increase value of homes?

I know a lot of upgrades just cause a home to be more marketable (sell faster) and don't really add $ to the price.

Specifically, how much do you think tile is worth?

ETA: So, if you had a seller with old linoleum that needed to be replaced before you list, what would you suggest? It's not a luxury home but lots of the comps have tile.

Sell faster but no more money. Buyers like nicer finishes but won't pay more for them.

linoleum stinks! for the sake of a picture, if every home in the neighborhood is the EXACT same and they all have lenoleum and sell for 100k and you put tile in yours (for say 3k) you dont have a 103k home, you have the best flooring in a 100k home! your chances of selling increase.

using the same above examle is magnified by adding other options. for example

cost:

roof-4k
siding-4k
windows-3k
carpet-4k
total---15k

if your neighborhood is a 100k neighborhook you dont have a 115k home. buyers expect windows and carpet and a roof and siding. you have the nicest 100k home in the neighborhood! that is the simplest explanation that i can type in less than 2 minutes....hope it helped!

Sellers and broker/agents often confuse maintenance items with upgrades.

Buyers expect maintenance items to be kept up by the seller and will not pay more for them but will ask for double the credit to fix them. smile

Agree with super realtor on this one...especially in this market. Upgrades tend to make your home standout and sell faster, but nowadays people don't expect to pay for them.

Flooring is, in my opinion, the most important (and most underappreicated) cosmetic feature that excites buyers OR turns them off. When you walk in the door, every bit of flooring you see needs to be clean/refinished/appropriate. Gleaming hardwood floors are a huge emotional trigger in my market and can make or break a sale. Conversely, bad carpet or inappropriately-placed tile will kill it. No "allowance" will ever make up for the disappointment a buyer feels when she walks in the door and sees bad flooring.

But, ditto everyone else. It's not something you can technically give a value to - but it can very well make the difference between a listing that sells and a listing that sits.

It's definitely hard for buyers to "feel the love" for a house when the floor is covered with crappy old carpeting. Some buyers are turned off too by new, cheap carpeting - though I'd rather that than something that was new in 1988....

I agree with this, however using a slightly different example, if every house in the neighborhood except yours has tile and they are selling for $100K and you have linoleum you don't have a $100K house. You have a $90K to $95K house because nobody will buy that house unless you reduce it significantly more than the cost of the tile. If you spend $3K for tile you possibly increase the value from $90 to 95K to $100K.

I agree with the other posters. There is value to the upgrade though.

The property will likely stand out from the competition and result in a faster settlement. The seller saves money by not having to pay mortgage, taxes, insurance, upkeep etc. If the house is on the market they will continue to pay. So the value may not reflect directly on the list price, but the DOM factor is the value.

I had one client that had some ugly cabinets in the kitchen, they did not want to replace them. I told them to go to lowes or home depot and replace the knobs. Go crazy and buy highend knobs. So they took a door with them and bout 4.49 knobs and placed them. We quit getting negative comments of feedback about the kitchen being outdated.
