I thought it would be a good idea to have an ongoing thread to share our current REO inventory in all phases to track trends in the industry as time progresses. Also please share the trends you are seeing

Total portfolio: 41
Eviction: 3
Prelist: 4
Temp off market (Auction): 1
Actively Listed: 11 (some pretty rough and overpriced ones in there)
Escrow: 22 (Including 4 auction properties)

I have slowed down quite a bit. I think I have only had 6 assignments this month and 3 were occupied. I normally have 45-50 assets at any given time in all phases. Escrows ramped up fiercely in January and February. I dont mind whittling down my inventory and focusing on ramping up again and finding some more clients. That is pretty fun. I refuse to decline an asset, regardless of condition, LOL. I will refuse one though if I feel it is too far away and I dont feel it in the best interest of me or the client to be that far away, but that has yet to happen. My farthest asset was 26 minutes away

I am about 4 active and 3 under contract. 7 prefors. This scenario is about par for my course. 35 closes for the year last year. At my peak, I had about 14 active and another 6 in prelist or pending/closing (we don't put properties in escrow in VA)

bpos way down last week, about 1/3 typical volume if not less. I scraped together 7, all drive bys.

For the month of Feb.

15 Drive by BPO

7 active (one on the market 2 days and 4 offers so far on a gutted out fire damaged house)
1 prelist
0 pending (ask me again on Tuesday and I might have one, see above)
1 ready to expire and good riddance to it, it goes to REDC next month.
10 BPO's due Monday both interiors and exteriors

When you guys say prelist, you're talking post-foreclosure sale, trashout/initial BPO time? Or are you talking two months preforeclosure, drive-by time?

I'm assuming you mean post-foreclosure, just checking though.

Prelist: Post foreclosure, listing has been assigned to me, anywhere from occupancy verification to eviction to trashout/initial services to BPO to anywhere prior to receiving the listing agreement

I said 7 prefors. Being more accurate I have 4 files on properties scheduled for foreclosure in the next 30-45 days. I am asked to dol weekly drivebys. SOme are vacant and some are occupied. SOme may never make it to me. Also 3 prelists, such as all bpos done , locks changed, etc. just waiting on listing agreement or trashout approval, etc.
