I have bought property before without going to a lawyer and have had no problems. Now I am selling my property and dealing with a substantial amount of money and wondering if I need to let a lawyer look at my contract , Can I trust my broker to give me a fair deal? Does anyone know of someone that got screwed out of property by there Broker or by lack of knowledge by there broker?

Above the solds and at and or below the actives. I always tell my sellers to put it out there and be preparied to make adjustments based on the buyers. For time here goes hand in hand. The higher the list price the slower the activity the lower the list price the more activity. Provided of course that the property is being marketed and the general public is aware of the property. So put it out there abovce the solds and then be prepared to make adjustments based of what is happening at that date and time in your market. Just be aware that sold and actives only give you a ball park of what the selling price would be. A market can change.

Then what is it that is calculated, for example you take the average sales price per square footage and multiply that by the homes square footage. Am i understanding that right?? Help Please.

You look for comparable properties.Same neighborhood, same size, number of bedrooms, bathrooms, garage etc. and price from there.

Both correct. However keep in mind it only gives you ball park. You need to place it out there and see what the buyers are saying. Plus look at trends. Is the market trending up and or down.
