Can someone kindly advise how to find out exactly how many homes are in a certain area. I'm looking at an area to farm but would like to know how many homes are there. I'm sure this is a basic question and I apologize as I am a newbie!

A realtor in the area you want to farm should be able to give you that information!

Additionally, the local municipality office will have the information regarding farms in the area and the number of residences.

I am in Ontario, Canada so cannot help you in Florida or other U.S. state areas you prefer.

Check some of the larger, more popular title companies in your area. Determine which ones you think you will want to have a working relationship with. If you're an agent, your broker might already be working with one.

The bigger ones will give you an online account that gives you access to public tax data, from which you can get the farm data you need, and some of them even allow you to print out mailing labels for your farm. You might even have complimentary number of accesses that has a monthly limit, for which you have to pay if you go over.

It's good to get one of these accounts, anyway, because it gives you a lot that you need to know about a property.

Also, check what your local MLS board has to offer. Some MLS give you public tax data access, too.

If you are a realtor and want to 'farm' an area, you can also check out the city directory and map for streets in the neighbourhood where you can always do a handcount of the number of homes in the area.

Are there local neighbourhood papers which you can read to see if any other realtors are already 'farming' the area? This may help you decide whether the area is already saturated with realtors working the area. Another excellent way to determine whether you want to farm any particular area or neighbourhood is to go in person and do some door-knocking to do a survey to determine whether anyone else is faming the area.
