I want to try to make this as short as possible. Our listing agent has misrepresented the home since day one.
First thing is the picture he has listed on Realtor.comit is one that is 7 years old. BEFORE we purchased the home. The landscaping is different, paint color, front door ect. I asked immediatly to have this changed. We are going into 30 days and it still is wrong. Next he has several things listed as wrong on the MLS such as stating we don't have a patio, basement, front porch. We have all of the above. Our taxes are 400.00 more a year than they actually are. They have the sq. footage wrong as well, 300 ft smaller than it is. I asked AGAIN to have this fixed. Still not done. Next, we have to BEG for feedback. We went through 21 showings and three weeks before my husband desided to call the other companies to find out the feedback. OUr realtor told us last week a couple came through and was desiding between our house and another one. After three days not hearing from our realtor we called him. He never called us back. He did tell us last week that no one calls him back and that he can't make anyone give feedback. We took it upon ourselves to get the feedback. Every agent spoke to us. EVERY agent said our agent never contacted them. Finally, during our phone calls to the other companies we spoke to the agent who showed this couple our home. He told us his buyers weren't even ready to purchase. He was only showing my home for them to get the feel of the area's and what they can afford. They were being transferred from Va. to my area in Dec.. He couldn't believe our realtor told us that this couple was interested in our home or any other for that matter. He told us this was just untrue. We asked for an open house for buyers as well as brokers and we were told no. We even offered to provide the food , since this was their major issue, they didn't want to feed people who aren't interested in really showing or buying the home.
Our agent also told us that a house around the cornor was in a bidding war and that they have put 50K worth of updates into the home. These people are our friends. When my husband called to congratulate them on the bidding war between 3 couples, they had no idea what my husband was talking about. They said they had three showings, but no interest. As far as putting 50K into their house.. They got a good laugh out of that.
Now today our realtor told us our crusifix above our bedroom door is offensive. That was the LAST STRAW! That is just about the only thing left hanging on our walls. It's above our bedroom door and we are Christian and found it horrible that our broker told us to remove it or the house will offend many people. It is all of 4 inches tall.
We have had 45% of our showings show up without us knowing they were coming. This is becoming stressful, since I have to keep my home immaculate at all times. The showing agents have all told us that they call our agency to set the showings. Our agency just doesn't tell us they are coming. Or the agency doesn't call the showing agencies back and they have taken it upon themselves to try to show it without a confirmation. Many times we are caught at home and would rather not be around when people come to look.
We really want out of our contract, but the broker is telling us that she will not let us out. Is there any recourse we can take? I am calling Century 21 Corporate headquaters tomorrow to complain as well as our board of realtors.
