We have a listing contract with a realtor in NJ and it will expire on Nov. 27th.. We know for a fact we do not want to sign another one with this company for reasons I will not go into here. My question is when can I start interviewing Agencies/Agents to take on my property? Do I have to wait until after Nov. 27th or can I start now? Any advice is appreciated.

Start now! Just let them know you are currently listed but do no plan to renew should the property not sell by the expiration date.

You should also be realistic. Why has your home not sold yet? Have you had a good number of calls and showings? Is you house priced too high?

The reality of the situation is that your house may not be worth as much as you feel it is in the current market. You need to attempt to detach yourself from the house and look at it objectively as if you were seeing it for the first time and looking to buy it! Have you had your agent show you the comparible homes in your area?

We have no real communication with our listing agent (has not step foot in our home since we signed). Our home is price below comps and we are at the price our agent suggested...Unfortunately, the agency we are with is like the "Black Plague" of real estate agencies....I guess I have to say it but, We are working with a company and this pretty much the reason why we have not sold....We do realize our mistakes and we are now trying to "walk the right path". Agents have told us that they will not show our home because of the sign on our lawn.. It's so bad that our neighbor who just got her real estate license will not even show our home.. I know this message will most likely get me slammed, but for us we are trying to get the best guidance so we can move forward....

Added info:
We have had 30 showings and 3 very low offers...10 miles from NYC..

That's because fsbo's and other re brokerages that are concerned about fees and not service are looking to get a steal.These are not the people willing to pay top dollar for your home.Most agents wouldn't show this Broker's for the simple fact they would be doing twice the work both sides for the same pay.

You need to read your contract.Some contracts have a provision in there where if a buyer that looked at the property puts an offer 30,60,90 days after it expires bu looked at it before then that brokerage is due a commission.Also sometimes if you terminate early they have a provision where you have to pay them a commission.

The great thing is that our contract expires on Nov 27th. We tried and tried to get out of our contract, we even had our lawyer look at it and he said that we had to wait until the expiration date. Our contract does say that if someone looks at our property while we are with the Broker and 30 days after, we have to give them their money. The people they bring by (if they show) never give feedback regarding our property, so I'm thinking we will not here from the Broker after we expire.. We even asked our agent to up the comish to the buyers agents, but she ho hummed and said that it would not help bring in more outside agents....At this point I am looking forward to getting a big ol "Sold" sign on the lawn....even if it is snowing:)

I'm a licensed real estate agent located in PA, about an hour from where you live and I know that the market conditions are rough now. You need to pick an agent who will market your house to your neighbors, on the Internet, in newspapers, other agents, word of mouth, etc.

If your agent is not puting in any effort, look for one that will. Ask them how they will market your house. These days, especially in my area and I believe in NJ also, agents have to work harder for their money. They need to make sure that your house stands out from the crowd. Puting the house on MLS is just not enough these days.

Just my opinion.
