I had land in florida that I sold for what I found to be below market price. I was getting letters from builders and other investors and decided to go with one of them. Right after I sold the land a real estate broker called and told me I could have gotten a lot more on the MLS. Is there anything I can do to recoup the difference. Is it legal for these investors to tell me what the value is and they know its worth more? I sure feel stupid!!!

Unfortunately, unless there is something you've left out, it doesn't sound like anything illegal happened. Did you ask anyone for an opinion of value or have an appraisal done before selling? That's a tough way to learn a lesson.

Generally, if someone offers you a dollar for a multi-million dollar mansion and you agree to it, it's pretty much a done deal. As the owner of real estate, you can give it away if you so desire. This is the your right of disposition.

Now you could allege that an investor misrepresented the value of your property, but then you would have to prove that the investor knew that the property was worth more, and that he intentional sought to deceive you. That's usually pretty hard to do.

The general public just doesn't seem to understand that training and experience makes a big difference in a real estate transaction.

I hear that often, 'ooh, I could have netted you much more'. Take it with a grain of salt.

Realtors have a professional duty to their clients, failure usually provides some recourse to the injured party. Builders and investors don't have any such structure in place.

I as a legal holder of property, have the right of use, and disposition of. Could it be that it was not the sale itself, but some boosting broker that created your grief.
