I need some advice. We are moving out of state and are selling our home. We have a perspective buyer whom happens to be my husband's coworker. My question is, do we need to hire a real estate agent? What are steps on how to do the real estate transaction? Any advice would be greatly appreciated. Thanks.

Do you know how to develop an effective contract for sale? Do you know what the Market Value of the property is? Do you know what the ability of the potential buyer is to actually close? Do you know how to qualify or understand the difference in qualification and approval? Do you know the steps necessary to close? Do you know what you need to do to protect your own interest? Do you understand what cost are in closing and what are standard and customary in your area and what are negotiable? Do you understand how to even read a Hud-1? Do you know how to mitigate post closing problems? Do you know how to process and Escrow deposit? Do you know what to do if problems develop before closing, at closing or post closing? Do you understand your obligations to disclose?

If you don't have a good grasp of each of these items, It would probably be a very effective thing to consider using a knowledgeable real estate agent to assist you.

Also, are you in the habit of performing your own medical procedures?, Dental?, Automotive? legal?

If you have some experience with buying/ selling real estate, you can do it on your own with the help of a Real estate attorney/ title company. I'm not sure if you could find an agent to help you manage the transaction. Based on your questions, it sounds that you are a little unfamiliar.
