About $3 million of my production last year (which was much higher than that) was off of open houses alone. Sold listings and got great buyers.

I'm a HUGE believer in them because it's what's made me incredibly successful. I cater them to my client's schedules so they're not put out.

Sometimes I'll do them mid-week and get great traffic. QUALIFIED traffic. If open houses don't work, why do builders have on-site people and all their specs open every single day?

They DO work. Not everyone likes them, and that's fine, but they DO work.

builders save money by having someone on salary instead of paying 3% to thier side of the deal. plus, builders are often selling homes that are not yet built so there has to be someone there to show them what they can have in the property.

builders do it right by having hte model staged to perfection! i truly commend them on that!

It may depend on area, but in my experience open houses are a complete waste of time. I haven't seen them work here. I do believe it's a different story with builders. But then again, how many listing agents are gonna have the same house open everyday for a month?

Kevin, it's awesome that it works for you. You must be doing something right! I'm just saying that for most people it doesn't produce worthwhile results. IMO.

I don't like doing OH, especially in this market, when you spend over $100 in ads and flyers and no one shows up.

I've done open houses Sundays, Saturdays, and weekdays.

The weekday ones in our market went horrible. Usually a neighbor who wants decorating ideas because "our house is the identical floor plan!" or "i just listed my house last night with somebody else" type of neighbor...that's if anyone showed up at all.

Saturday mornings you get people who were driving by signs mostly - if you're in an area with a lot of yard sales you stand a decent chance. These are mostly impulsive people though just curious or "looking for a friend".

But Sundays come people who know that a lot of houses are open, they researched them online, they're talking about another listing they saw...

I don't know who picked Sundays originally and how it stuck, but if they had results like mine, that might be why smile

I'm sorry to say that you're all wrong in your assumption that it's got anything to do with work or lack thereof on the part of prospective buyers.

The truth is that open houses are held on Sundays because Realtors are the spawn of the Devil and have no respect for God's Holy day of rest.

...though I could be wrong? wink

I also have more people on sundays than saturdays. As for weekday evenings, ugh.

Actually if you want to get technical wink God's Holy Day of Rest, or "The Sabbath" is actually Saturday, the last day of the week.

Sunday is the first day. Somewhere around 320 AD Roman Emperor Constantine ruled that worship should be on Sunday, arguably because that is the same day that Jesus appeared after resurrecting from the dead...and thus, the Sunday church tradition was born.

Well, hey, you kind of asked.... wink LOL

Sundays are the day I was my feet in wine then use the wine to make up a batch of Sangria and watch my friends and family drink it. Its very cleansing.
