A client I was working with a couple years ago used Cyprexx and I found it to be a big problem. I think I have previously posted about this but Cyprexx did a trash out on one of my assignments where I had recommended a personal property eviction. Got the call from the owner of what had been the contents of the gargage from a cell 'phone as he is sitting in the driveway in the cab of a U-Haul truck he had rented to come get his possessions (appartently got my number from the "no tresspassing" sign in the window). Since they were hired direct I was not involved, gave him the numbers to call and never heard what ever happened after that).

When I was working for another large national field services company I ran into the problem of personal property fairly often. I would report the property, along with a bid (per cyd just like a trashout) to remove the property and have it stored so the owners may have a chance to pick up their property. Never once was I granted bid approval on these personal property evictions. I am fairly sure that they were re-assigned to vendors who would turn a blind eye. In fact it was very common to show up to properties that had very obviously been trashed out by another vendor, only the previous vendor would leave personal property such as lawn mowers, bicycles, boats, ect. As well as any hazardous materials. They must think were all stupid.

You probably already have competition taking care of their needs in your area.

No, they don't just do the nickle and dime stuff. Just hang in there, you will get a full job from them. I have only done a couple of rekey only jobs for them but they do come around at times. If you think about it, 90 bucks for a rekey is not that bad and had you only had to change one lock out you would have made out like a bandit. There are quite a few places that pay significantly less than that. Cyprexx works on a flat rate system and some you win on and some you loose on but you gotta start somewhere. I like working for them myself.

FloridaREO:
Be very careful with them, they had a trash out done on one of my properties where I had suggested a personal property eviction. The guy came looking for his stuff and I believe got a substantial cash settlement to avoid a law suit.

Only speaking from experience in Arizona but they seem to be overly cautious here(if there is such a thing). I lock up litterally junk in storage units for a period of 30 days for them regularly. Better to be safe than sorry I suppose.

90 bucks would not be too bad for just one lock. On average I get 75-100 per lock on a rekey. However I have found those that pay only 50.00 for a rekey. On a lucky day I have been paid 150.00 to rekey one lock. Its really a crap shoot at times. I have learned one thing, at least in Arkansas. Much of the work we bid on, the prices are set by an inspector who comes in to look at the property. They will make up an inspection sheet of what needs to be done before the house is marketable. This can include small items like rekey to larger items such as trash out, cleaning, yard work, painting and large repairs. The inspector will recommend the amount to be paid for services required. i have been contacted by cyprexx as well, but i was still in the process of getting my G&L insurance, I just notified them today of my coverage so we will see what business I get. The good thing is they only require General Liability and not E&O.

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
