My THREE favorite companies have gone under as of the new year, as many banks are now using National companies there simply wasn't enough work to keep them afloat.

I am in desperate need of bids for two ginormous trashouts and a new database of companies.

Anyone work Nevada County, CA?

Can I ask a couple questions? Why dont you use the nationals? Why do you think banks are going to the Nationals?

To the rest reading: Why do you think banks are moving to the nationals? Is this the downturn of our industry? What can we do as small PP companies to compete better with the nationals?

I would guess that the move to using national companies is to consolidate that activity for multiple properties in their portfolio rather than having to deal with each one by itself through the broker.

But the national companies hire local contractors so I would think they should have still gotten the business.

As an agent I cannot use the national companies (Safeguard, Cyprexx, etc), the properties have to be assigned to them by the bank, they do not deal with agents directly.

The banks use the national companies because they believe that they will have more consistent service at lower prices, which unfortunately ruins everything for us. I have a property that I have been waiting on a trashout/rekey for for over 4 months. I am FORBIDDEN to have it done myself. This property should have been listed and sold by now, but because the bank has a contract with FAS we have to wait for them to do it. Even though they do not have any contractors in the area of my listing yet. Argh!

If the bank has a contract with FAS, why haven't they already done the job? Is that why you need to find another source? Or is their estimate too high and the bank is looking for a second bid?

Or is this a different property you're referring to altogether and you're looking for a steady vendor for future work?

ATTENTION ALL AGENTS DEALING WITH FAS:

that is NOT TRUE. someone is lying to you. this company is one of the worst I've seen. did you see them at REOMAC? would have been a good opportunity to confront the CEO with their b.s. face to face. make a complaint to your asset manager.

Actually yes this is true. My biggest account requires the use of FAS for EVERYTHING involving property preservation. They will not approve PP expenses for me directly unless it is a dire emergency. They do this to have as much control of the PP process as possible and to minimize costs, which unfortunately doesn't work out right. It is a nice Idea but the vendors are a bunch of knuckleheads that I constantly have to call and complain about. The quality of work that the FAS vendors perform is very poor and my contractors charge alot less to do better jobs.

i don't know if i'd blame the vendors as much as the managers. I consistently deal with 4 or 5 of them there and I believe they are all in the their early twenties. When they call me on my cell phone i get greetings like "hey dude" or "Yo man". I swear one of them is stoned every time i talk to him.

Don't get me started on their 12 page work orders either. I swear they make them so long and complicated (not to mention contradicting) just to make sure you miss one picture and they can justify not paying you. And 100 pictures for a $40 sales clean? Give me a break. I see myself dropping FAS within the next year.

Ah yes, the truth is out! this company is full of it.

when I said this is "not true" in my previous post, I was referring to their alleged lack of coverage in certain areas. they DON'T lack coverage. you will never get the truth from these clowns.
