i would say that i am more of a hunter than a farmer:-) a quick kill (hunter) results in feeding yourself today. A crop (farmer)will feed you all season. It's nice to have a balance of the two.

Also, try to hook up with agents just outside of your comfort area. For instance, I have two listings for land referred to me by an agent who is about an hour and a half away from me. Our offices do tend to sometimes cross over into each other's market areas for certain listings, but with the price of gas these days it does not make sense to haul buyers around or to try and service a seller in an area that is just a tad "out there" (for what it's worth, my school district alone covers 300 square miles, and I have listings and in three different school districts). Here in Rural PA we tend to spread out far....
Anyway, rambling, sorry...
This guy contacted me through my blog, and referred these listings to me. One is going under contract today and I'm working on getting the other under contract. This guy and I are cultivating a nice relationship here and I expect to refer listings to him as well - so, don't rule out networking with other agents - in fact, CULTIVATE it.

This will be the headline at my next sale meeting for sure! I think it really puts thing in perspective, if you focus on the small things like trying to pick up one appt a day, then success will come. I have to many agents who try to focus only on the big picture and get discourged.

i had 3 today!
2 buyer appointments that i went on and 1 listing presentation i set up.
1 a day is a rockin gameplan that works! i have my dry erase next to my desk and i have boxes labeled
mon tue wed thu fri then a box that says need 5
mon i was off...today i had 3
i go for minimum of 1 direct income producing activity (DIPA) per day!
dipa = go on a listing presentation make calls to get an appointment for a listing presentation write a buyer contract ratify a seller go to a closing (always my favorite) show homes to a buyer
you get the idea....it puts teh focus on activities that actually increase your chances of making a paycheck....lets face it. we like tweaking our marketing materails or making videos for youtube or mailing postcards or checking and responding to email, but those activities are b and c level activities. a level activity is one that will give high chances of getting a paycheck. it was finetuned when i started tracking my numbers for calls to appointments and all that crazy stuff.
this is as real a job as any i have ever had in my life!

It's a great concept. I had something similar when I first started. I had gone to the library and they had the early yearly books from the California Real Estate Magazine with a recap of the year's articles.
One of the articles from the very early 1920's was by a top broker of the day saying if an agent talked to 8 prospects a day they could make $20,000 a year, and remember $25.00 a week was a good job back then. So I posted "Eight To Be Great" next to my desk. It was a good enough concept so that I never had to look back.
