Hello!
My property is located in the heart of Italy, in Trevi, between Rome and Florence, one of most beautiful Borgos.
Now, it is boutique hotel, 3 stars superior, with a private house, for totally mq.1100.
I"m the owner...

The web site is www.trevihotel.net ... there are more photos in the web side of a real estate that tryng to sell my property, www. lecasedidorrie.com, this real estate has not exclusive.
I will be happy if you can help me to sell it, I with my husband must to go abroad and we need to sell... Thanks

For those wondering "trattabile" means "manageable."

EUR 2.4 million = USD 3.14 million +/- depending on the FX rate.

It's correct! But the buiding is very suggestive and in perfect condictions. There are frescoes, wooden beams, an ancient fountain, garden, balcony, a wonderful view on the Umbrian Valley and the hotel is present in the most important Guides.
Do you know Trevi? Trevi is famous in the world for olive oil and for S.Francesco d'Assisi. It's possible to buy only the hotel o only the house!

How much an agent asks for selling a property? In Italy 2,5 - 3 per cent... but, I think that I don't meet a good agent. I'm very discouraged!

Is your price competitive? How long it's been on the market?
Is your market declining or appreciating? All these factors need to be considered when evaluating your current marketing strategy.

My agent has done the valutation, it's good, I think competitive, 1mq./ 2000Euro, furnished. The property is for sale from 8 months and it likes everbody, but the clients that visited the property cann't pay all the money! they haven't the money! So, when I say that my agent no good is for this reason, your clients aren't good for this market! Surely I must change him! This saturday I will meet other agent, work for English market and for a Real Estate very important in Europe.
I must to sell this building...I want to invest in Slovacchia, Bratislava.

why not meet with a couple and ask them what they think its worth and see what different prices you get? Search out someone in the higher end market that deals with higher end properties.

Yes, did it! I know that this property is very beautiful and that the price is good but it's difficult to find the real estate with the right market. "I have a dream " the dream to sell my building and I hope to find someone that can help me to find a buyer in short time but I'm very unsatisfied with my realtors. I think that it'sn't impossible to find someone that love to live and/or work in Italy, in Trevi!

well if you go through two or three realtors its time to start looking at other issues as being the reason you can't sell it.

On October 2008, I put an advert on Italian Paper for sale this property, much people called me for rent so on november I have rented the hotel at Euros 3400 for month, but if I will sell the hotel the tenant leave it without problems.
Also the house is rented, and the family will leave it on june 2010.
( my english is very bad )
So, the buyer can choose! To keep or change...
