I see the one has been put under the Williamson Act. Do you know if that contract conveys when the property is sold ?

If yes, that may be why the developers have not jumped on that one.

the Williamson contract will stay with the property but check the expiration date on that contract, I think they are up for renewal every ten years, then you could opt out of the contract.

for over a thousand acres the additional recapture fees of property w/Williamson Act attached usually would still be worth it to a developer, there has to be another reason why they haven't snapped it up yet.

So once you opt out of a Williamson Act property, you have to pay back taxes on the amount saved over the 10 years of the act ?

That could be an enormous amount of money if that's the way it works.
