my sister and his husband are currently renting an apartment which cost them quite alot . its like paying installment for the landlord.moreover maintenance fees such as leaking of water pipe and electrical problem cost us too.any good suggestion.?We contacted the landlord and he is like delaying , not willing to solve the house problems.

It will depend on who is responsible for interior repairs as part of the rental agreement. If the tenants are responsible the landlord isn't obligated to do anything. In fact if the tenant is required to do the repairs and does not which causes damage to the landlords property the landlord can usually sue for damages.

Since you are overseas they need an attorney to review there contract to look at outs and options.

I don't know how leases are structured in malaysia, but as a landlord (in america), I am responsible for all the maintenance costs on the properties, and not my tenants. Pretty sure that's how most leases are structured.

Leases are structered based on the law and what is in the contract.

I personally would not be responsible for all maintenance costs on the property. One tidbit is some tenants CONSTANTLY stop up the toilets and cause plumbing problems. We have a provision that the TENANT will be responsible for all toilet and plumbing issues and the damage that arrises from that.

When the TENANT suffers the consequences they think twice about abusing your property.
