You may want to discuss it with your broker but in general.... it is your job to promote your listings... as you feel best.
I would caution against just a same-o same-o listing with nothing unique or of interest to agents.
Example: I have a listing for $450,000 where we are offering a $5,000 bonus to the selling agent ( payable through the selling brokerage) over and above the listed commission. In our area... bonuses generally do not get split... they go to the agent as the seller requests.
I send the flyer's directly to agents... normally by e-mail and Flag the Bonus.
This generally gets me a dozen calls almost immediately and several every day until it is sold from agents interested in showing it to any clients they think could have interest... even if it was not in the specific area or to the exact criteria there client had provided.
As you know, many of the houses people fall in love with and make offers on... have no significant resemblance to the criteria they initially provide as guidelines anyway.
This and other forms (Special Financing, amenities such as boating access, golf, investment properties) of very directed targeting of listing information that would be of interest to a large number of agents is very productive.
Copies of everyday listings that do not have a feature of interest... will not be looked at. I would not generally do a mailing unless it was a very unique property.... e-mail is generally more effective and far cheaper... at least in my area.
