I got my membership for Paragon MLS of Bay East California yesterday and I'm confused about doing "radius" CMA for properties. Is there any realtor who uses this system? Please let me know how can I get comparable in Paragon MLS system?

Hi jag123 - I use Paragon - I'm not sure what you want to do - do you want to use the radius search feature for comparable properties? You would pull down the residential search menu - the primary criteria screen will open fully - the radius search is under the secondary criteria - you will need to open the secondary criteria - then open mapping which is the first box there - the map will open - replace the address you see there with your target property address - click the "get new address" button to the right above - you will notice the map will change and there will be a tiny little house at the address you entered - click on the button next to "radius" which is directly under the map - (there are three choices there - in blue - "no map", "radius", and "rubber band" - when you have done that you can close the mapping section and then close the secondary criteria box and this radius search information will now show in your "criteria summary" at the right of your screen. You can chose what you want to do from there. I hope that helps.

I'm trying to get active listings in one particular area, so that's why I’m looking for radius search. Also, I want to send letters to my SOI to let them know the prices of houses near their houses so if they consider selling one I can help them with their transactions.

That's a great idea - I have used it for the same thing. I've also used it for farming - I target a certain address and chose a certain radius around that address and gather various information I want. If you want a smaller or larger radius just change that information under the mapping section. For instance, I frequent search sold properties within a certain date range in a particular area. I really like this feature - I use it frequently. Good luck!
