Is anyone else taking advantage of all of the homes that are "On Sale", It's like the day after christmas sales are happening on home in almost every market?

Buy, Buy, Buy!! Investors are having fun in this market. So should first time home buyers and even move up buyers, but it seems so many of these people are just sitting on the fence.

I am pretty excited about this market myself, but a lot of investors in my area are kicking tires but not really buying much. We need to the confidence to return to the marketss

While every market and deal is specific to its own variables, I'd say as a whole, we still have plenty more depreciation ahead of us.
No need to catch a falling knife. Patience is key...

Yeah man, having loads of fun. Renting out the ones we've have over 6 months to get a cash flow to be able to jump on better buys.

Yeah it's an awesome time to be picking up real estate. I've been buying properties and then signing a rental agreement as quickly as possible, and building quite a little empire of rental properties! To take that Christmas metaphor a little further, it's like you can buy stuff on sale, and use it to make money all year, and then sell it next Christmas for twice what you paid for it! Cheers,

I've got 21 REO listings in Minnesota right now. Average price $16,000.
It's sick I tell you. Everyone I say that to does a double and triple take, then they think I am pulling their leg. $16,000 for sticks and bricks?

Actually, I am starting to lose out on Multiple offers with buyers!! Maybe the good ones are going fast again..?!!?
I'm still not bothering with listings right now. Sellers still can't stomach the loss of equity from 4 years ago.

It is definitely an interesting time around the country... It seems that over 50% of the people selling right now are distressed, which is not helping home prices.
This is definitely the biggest after Christmas sale that real estate investors have ever experienced (For those who were not to bruised by 2006-2008.
