A friend had her property improved, without getting proper permits, because she was told by the contractor she wouldn't need them. She realizes her mistake now and wonders what problems she might face in re-selling the home, and whether a real estate lawyer could advise her how to resolve this.

Certainly, an attorney would be able to help. However, as a Realtor, I've experienced sellers/clients that had not applied for required building permits for additions. In my area, the town has a certificate of occupancy prior to the closing. The sellers then are required to apply for the building permit and go thru the inspections plus pass the C. O. Inspection. Only telling you what has happened here. The attorney certainly will know about your area.

She should have researched for herself. Was the contractor the one who built the home, or just did the addition? Was he licensed?
