First, the Realtor's job is not to "sell" your home, it is to market your home. If she is properly marketing your home, other agents will see it, and will sell it. The percentage of listing agents actually procuring the buyer is small, and also involves dual agency, which can be a sticky situation.
Now, to the issue of agents calling you. Demand to see your MLS listing - agent remarks. I guarantee you she has written - Call owner for showings.......and this is why your phone is ringing. I personally think this is the actions of a lazy agent, but again, only my opinion. Why pay an agent 6-7% if you have to take the phone calls and schedule your own showings? Calling and asking you about showings/feedback? Unbelieveable.
First, in most areas, you have lock boxes that download to the Internet, so if your agent were Internet-savvy at all, she should know how to look it up on the Internet and see exactly WHO showed your home and exactly what time. Then SHE can call them for feedback!! In my area, each time a Realtor uses a keysafe to view a home, it downloads name, agent ID and time. Every night (or once a week, depending on the "key" the agent has), the agent downloads their "key". This then goes to the Internet and logs the information.
This does not sound like a good fit between you and your agent. Tell her!! Bluntly, as advised above. If this does not work, call her broker and request a meeting. You should be able to cancel the contract if you have legitimate problems. Do not be surprised if the broker insists on transferring you to a more competent agent in that same company, and this can really work for you.
1)You are unhappy, so the broker will want to make things right and
2) It is likely that the broker will pick an excellent agent to impress you - probably a better pick than you could come up with yourself, so it may be a win-win situation.
Good luck!
