Is anyone else out there having a hard time figuring out why property preservation contractors are expected to do work for 1/4 of the going rate. I mean its understandable that these banks are not excited about forking over good money for properties that they are already taking a loss on, but I really have a hard time feeling sorry for them. A lot of these foreclosures are held by banks that recieved large bailouts as part of the TARP program. Meanwhile Preservation Contractors are dropping like flies, doing shabby work, and generally messing things up. So alas to the banks and AM's out their "you get what you pay for". Bring on the backlash, at least maybe people on this thread will start talking about the real issues in the preservation business. Their are actually so called preservation contractors in my area that dont even know to drain the water heater when doing winterizations. Many "Preservation Contractors" are dumping debris on back roads and private property because they are not able to pay the landfill fees with the insufficient compensation provided by the big box servicers. All in the name of some of the greediest individuals to ever walk the earth. Ok bring it on.

I hear you. But I bid based on a formula, cubic yards of trash, type of trash (extra fees for paint, tires, mattresses, etc). Then figure in labor, costs, overhead and profit. If they don't except the bid, I'm not interested in losing money for them.
I know I'm fighting the guys who just take the trash and dump it under a bridge but I don't work that way. I try to sort out salvageable stuff as much as possible. We bring back semi-good stuff, put it at the end of our driveway with a FREE sign and usually by the next day it's all gone. Clothes we donate to salvation army (just dropped off 5 bags).
In fact, this summer I caught someone driving up my property (has an old abandoned town road) with a truckload of garbage. I'm sure he was looking for somewhere to dump it.
One funny story... was doing a trashout when another company showed up to clean the gutters. Guess they didn't bother to inform anyone that the gutters had gutter guards on them and there was nothing in them to clean, but they still did it anyways.

There are alot of things going on out there put a bid in on a house for paint,tires and debris removal got it back to go remove it all and get there and there is more there then i bid on.Looks to me that someone has cleaned out a house and dumped it in this house and for the tires i know there was only 5 there when i got back there well i had 15 tires and for the paint there was 6 gals and it was up to 30 gals had 4 cyds of debris and it was up to 12 cyds So i know how you feel about people not doing there work the right way.

I'm a broker, not a property preservation contractor, and have had similar problems with junk showing up when I thought I knew the extent of the problem. A good example is a Freddie Mac property I handled that on one of my weekly checks had a chest style freezer show up in the yard. Apparently it was left over from a garage sale where prices had been reduced, this one still had the "FREE" sign on it.

For clean outs or rehab I try to have dumpsters dropped off first thing in the morning. I try to fill them up as much as I can before the end of the day. Even with that, I sometimes get goofs throwing in tires, etc.,
