My house has on the real estate market since Ja. 18th with a realtor and they have not brought me anyone. What should I do I cannot get out of my contract for 1 year.

palm springs, fl 3 bedroom/ 2 bath 1842 sq. feet 349,000.00 hot tub, above ground pool, screened patio, crner lot, sunrrom kitchen, porcelian, ceramic tile, fireplace, bbq pit in kitchen and many more upgrades. single family home. i signed with buyowner and a relty company. it is a legal agreement

If there are no showings with a real estate agent and your home IS on the local Multiple Listing Service, you have likely ONE problem:
Your price is so high you can't convince the buyer's agents to even bring their buyer for fun. The price could be so high that the buyer's agent fears they would lose their buyer's respect if they took them to your property.
Did your listing agent provide you with a clear and concise Comparative Market Analysis of what has sold in your market in the last 6 months?
Do you know where you stand up against your competition - similar houses, if you lined them all up in a row, what "number" are you in price? Example: If there are 10 similar homes, are you N#9 in price? If so, you get to sit and wait until the cheaper yet similar homes sell first. A buyer is not motivated to pay more for a home than they have to if they can get a similar home for less.
Has your local market been a buyer's market or a seller's market?
A good listing agent will provide you with a new CMA every 30 days - perhaps you are in STRONG need of a huge price reduction and don't know it.
Ask your listing agent to pull for you WHAT has pended and/or sold while yours has sat on the market with no showings?
Have you consulted a staging or curb appeal professional to make sure you don't have anything on the exterior of your home deterring buyers? Many buyers prefer to drive by a home first and then let the agent know if they want to see it. What about your exterior is keeping the buyers away?

Double check with your agent on current market conditions. Sometimes things change at the drop of a hat. We have a new how home builder in our area that has surplus of homes and has "dropped their shorts" on them. Discount home loans, buyer bonus, buyer agent bonus. Their program started April 1 in our area. Have your agent do a new cma and a market absorbtion rate report for the area and it will give you a very good idea of where to price your home. By the way in my area absorbtion rate on homes in the 500-550 range is now running at 2 years! 24 on market 3 sold in the last 90 days=2 year supply.

Thanks for the postings. I did contact my realtor they did say the price was to much. We marked the price down 30,000.00 last month and still no leads. She also did a cma last week to see if I was in the right ball park. She said I was fine. I also offered an adddtional 1% to the buyers agent. Hopefully this helps. Its a very tough market in florida right now but how long do I really have to wait?

It's great that it's within the proper price range now but the problem is you've alienated the potential pool of buyers out there waiting. A house that sits on the market month after month & had price reductions is also not appealing to a buyer. That's why proper pricing from the day the property is listed is vital - especially if you're in a down market

Ya I am still on the market. It is very tough and scary here in Florida. I do not know what to do I have been on the market now 5 months...ouch. I got stuck with a bad realtor buy owner. I want to cancel but they said I have a year on the contract. I looked at the carbon copies I signed and there is no date of expiration. So I asked them to fax me the contract where it says it expires in a year? They faxed over the same document I have but with the expiration date written in at a later time. I can tell because everthing is in blue writing except expiration date in black. Is this illegal for them to write in the date after signed? Does this terminate the contract? If so how do I approach the situation? And do you know any aggresive realtors that would be able to sell in 1 month?

I even dropped prive to 314,000 and offered buyers commission an addtional 5,000.

Tell the agency that you are reporting them to the real estate commission for fraud unless they give you an immediate unconditional release.
Then sign up with a major and make sure your home is priced $5,000 below the most recent similar CLOSED sales.
That should get it sold.
