In regards to the Fannie Mae properties, someone mentioned that they usually won't pay the buyer's title policy. I have noticed that they also won't pay for the owner's title policy or the transfer tax either, which are typical seller costs in my area.

The only way to get Fannie Mae to pay for any of their own costs is to ask for a certain dollar amount towards buyer's closing costs. Then the buyer can pay for all costs in the transaction while using the seller contribution.

take solace in the fact that you aren't the only one... we have had several offers sent and people drop off 7/11 MONEY ORDERS for earnest $ deposit. are you kidding me? we explained to the buyers agt that was a red flag from day one and sure enough, borrower didnt qualify (despite providing a DU cert with the offer).

so, we make it very clear to the "REALTARDS" out there... NO MONEY ORDERS, STAMPS, FOOD STAMPS, COUPONS, etc will be accepted for deposit. :)

and no... putting 3% down on an FHA deal doesn't qualify as a "solid borrower" any way you spin it.

it's amazing, just when i thought i have seen it all...
