I agree with the above posts. If you are able to work a lot of night and weekends this may be for you. However, I felt that it was way to time consuming and not worth the effort.

So, even though these posts are pretty discouraging, I'm still considering signing with Titanium...My questions are these: Do they pay for services rendered? If so, what? And, after speaking to their regional rep I understand that the leads that they give are pre public NOD, is this accurate? In NY we get les pendense info is public record, so is what they are going to provide pre public knowledge? Thanks guys!

If your interested you should sign up and give it a try. After you sign up you will have to take a short sale tele class and a LMC class. They will explain how the payments work during that class. They do pay pretty fast. About 30 days. Just to sum it up this is how they pay: You have about two weeks to get in touch with the owner. You have to document your attemps. If you are not able to make contact with the owner in this time frame you get $25. If you make contract and they are not interested you get $50. If they are interested and you get them to fill out the proper paper work you get $75, and you try to get them to do a short sale and list with you (if that is in there best interest.)

All of the leads that you will receive are bogus. More often than not, the distressed owner will have no idea that you are coming, and in many cases, are highly irritated when you call them. For what Titanium wants you to do; make multiple trips to the property to try to make contact with the homeowner to verify occupancy, get the homeowner to agree to meet with you to fill out invasive financial forms, multiple photos, and a bpo, it is not worth the effort in my opinion. Not to mention, getting paid is like pulling teeth, and they will ALWAYs argue about what work was actually done. The homeowners would be better served by contacting their lender's loss mitigation department directly, or trying to sell the property, assuming they have a favorable equity position. Oh, that brings up another point, Titanium wants you to encourage the homeowner to sell, however, they want a significant referral fee for doing nothing. You can do everything that you will pay Titanium to do yourself by scanning the legal section of your local paper, and working preforeclosures. Hey...anybody remember this post???????

Someone told me that Tit..Sol is getting into the REO business. It could be a rumor BUT my guess is if they really werent paying reasonable fees for loss mitigation, imagine what their compensation would be for REO listings.
Is it really worth it? Anyone else hear about them getting into the REO business?

I haven't heard that but I have been doing some of the loan workouts for them. Litton now has the new workout agreement already defined when I'm asked to meet with the homeowner. The proposals are interesting. The problem I have is that the homeowners always think I'm able to do more than I can. They think that I have a true connection with their Lender. The reality is I don't.
I accepted the assignments because I was interested in the potential short sales but I'm finding it more interesting to see the proposals. It gives me an inside look at what they are really doing. They are trying to keep homeowners in their homes, obviously it's better for both parties.
So much for the short sales.
