I am trying to make a small land purchase, a residential wooded lot between .3 and 1 acre, in East Texas (within 100 mi of Dallas). I have spent a long time looking for properties but I am not very familiar with the area or the market. I am looking for an agent to help me find the right land for the right price. Because I am making a small purchase, I have had difficulty finding someone to help. If anyone on this forum can assist me or direct me to someone who will work with me I would be happy to consider various compensation options, to make the effort mutually profitable. Thanks.

Mark, thanks for the suggestions. I have not had difficulty finding properties or dealing with agents on the selling side, but I was looking for someone to represent me. Because I do not know the area well, I would like to employ a buyer's agent to scout properties and negotiate the best price. I assume someone involved in the business would be able to negotiate a much better deal than I would. And because I am looking at low-cost properties within a large territory, I would rather pay someone to do all the scouting. So, if anyone knows any buyer's agents in the area, I would appreciate the references.

Try the website at http://www.naeba.org/ the National Association of Exclusive Buyer Agents, a "subset" of NAR). It includes a Find an Agent section. There's no cost involved. Duncan

Although I am not in your area, our Company works with world wide relocation. I would be glad to put you in contact with a skilled buyers agent! You sound frustrated, but don't give up and I would definitly advise finding yourself an agent that is looking out for YOUR best intrest.

Although I am not in your area, our Company works with world wide relocation. I would be glad to put you in contact with a skilled buyers agent! You sound frustrated, but don't give up and I would definitly advise finding yourself an agent that is looking out for YOUR best intrest. Don't forget to disclose that you will be getting a referral fee by providing your service. Some people do not want to work with an agent who has to give up 20-30% of their paycheck for this privilege.

Hi. I saw your post about you wanting a buyer's agent to represent you for some land in Texas. I am an agent in Las Vegas but I have agent contacts all over the country. These are agents that I do referral business with back and forth. This means that typically I have a business relationship with these agents already. These are the best types of agents for you to be referred to because they will make sure they get the job done properly or they know that I will not send them additional business.
I would be happy to refer you to a great agent in your area. Just send me a message back with your full name, exact location (city/town) of where you are looking for property in, your price range, and you contact info (phone number, email). I will then have one of my referral agents contact you. This will not cost you any money either. This is a free referral.

I think we all know the low. Moreover i wouldn't be 20 - 30%, it could be 50 - 70%, only 5% or nothing, and it is negotiable.

We agents all know this situation would involve a referral fee but consumers typically do not know this. These offers for referrals come across sounding like these agents want to do this person a favor but the reality is money will change hands and the consumer has a right to know this. Especially since the service the consumer will get might diminish depending on the amount of the referral fee. Anybody who does not disclose referrals fees is playing with fire.

Does it matter if he gets a referral fee or not? If he knows someone who can help and gets part commission isn't that his own business? "I know of someone who can help but just to let you know, I will be receiving a referral commission, is that ok?"
