I just finished my 75 hour pre-licensing course. I take the New York state exam in one week. I have spoke to a couple broker but am most interested in coldwell banker. I was told you start off at a 50/50 split. How many sales do you make till they move you up? I was told you could work your way all the way to a 85/15 split. Does that stay once you make it? or does it start over every calender year?

That varies from brokerage to brokerage, usually. Each office is independently owned and operated. You'll have to ask the broker.

I talked to a Coldwell Office a few months ago. My understanding was that it reset each year. Like Perky said, each office is independant so it can vary.

I used to work for a CB franchise. I was on a 55/45 split. Me getting the 55%. Until I sold $18,000 in gross office commission then it went to 65/35. Then if you got to $30,000 gross commission it when to 70% and so on. It would stay that way for the rest of the year and the next year. After the next year it would stay up if you matched your gross commission. It was a pretty good system. But like it was said above it varies per brokerage. oh they had a 7% franchise split.

Out CB brokerage fee is on slightly less at 6%. And it does vary by office, it may depend on whether the office is NRT owned (corporate owned) or a frachisee-owned office.

Do they have a good training program?

I think the training programs vary also. I started real estate with a different company then cb and they had a great training program. When I joined CB they made me take their training. It was all about getting leads. Which is great, but nothing about actually doing a transaction (contracts, closings). Which is quite important.
