This is intended for any Broker/Appraisers. I’m considering shifting gears and doing more buyer agency as a sideline and any listings that come my way. In the past I’ve only done it for friends, relatives and referrals. I’m beginning research for franchises, does anyone have a franchise they are satisfied with?

Are you an appraiser who has a broker's license and now you want to start brokering? Do you want to buy a franchise or just affiliate with an existing franchise?

RE Opp that used to be the case, but C21 click-it and others are changing that. 1% commissions are popping up.
Cave Man I've had my broker's license for 15 years, App for 12, I've done both full time, but it's more productive to keep both fires burning. Also land lording and land flipping and subdividing. Have even built 4 houses by subbing them out. I try to anticipate an emerging market and jump in first. It's worked so far. I want my own franchise to possibly have an assistant do the taxi cab portion.

Every major franchise will be happy to mail you a propaganda packet explaining why they are the best. Of course, most franchises will have some restrictions on the way you operate. Have you ruled out just being an independent brokerage?

So they don't look like idiots when they give you the appraisal. they also look up houses in your area that have recently sold so they can figure your price. Seems like anyone can be an appraiser

Just about anyone may place a value on a property but I would not call all such valuations appraisals. Some people will simply make a guess, others will actually do limited research and come up with an "educated guess", the more diligent research will go from a guess to an estimate (as in a Broker Price Opinion). An actual appraisal will take into account far more factors and comparisons. Unlike a Broker Price Opinion, an appraisal will also look at cost of construction less depreciation and possibly economic returns.
