Not allowed to start a new post, but since this from EML I might as well ask here. What would you do?. I just got a call from EML. They said that there was a "CLIENT DISPUTE" from an interior order and that want me to look at it. I said OK. Then I asked what the problem was thinking it was someone elses work. It turns out it was a Bank Owned Interior that I had done on 9/8/08 using bank owned comps (makes sense to me). Now they want me to redo it using fair market comps. Sounds like they want a freebie to me. Would you ask for a fee?

Did we really just go 7 weeks without someone posting to this thread?! LOL.
MR is right - see what the original instructions say and go from there. If you get regular work from eML I would NOT ask for more $$$. Really, when we accept an order, we commit to see it through to the end and we should follow up and through.

These are the original instruction.
Please provide photos of each and every room, including the kitchen and all bathrooms, plus any and all damaged areas. We also need a photo of the front & rear of the exterior and a street scene of the neighborhood.
Now they want 6 fair market comps, so most likely value will go up. I sent them an email saying that there no issues 2 months ago and that the subject was also bank owned. I had used 2 bank owned solds and 1 bank owned list. Then I asked for $50, they offered me $40. I said OK, since I'll do it while watching MNF tonight.
I used to get a lot of orders from EML before they installed the new 2 minute rule. I remember one night they were dumping a ton of orders under the OLD 2 minute rule. I had 4 windows open and every 30 seconds I would click the find work button and there would be several orders there. I got 28 orders in a few minutes. They changed their system after that. I guess you could blame me for the change, but I sure many of you clever agents did the same thing. Anyway now the orders are few and far between since I only occasionally click on their site since they decreased their fees and made some of their forms more tedious. So even if they put me on their s**t list I would not care.

I guarantee you that it's much more detailed than that.

If the subject property is currently listed on the market, please upload the MLS sheet to the order. Please provide MLS sheets for all comps provided on the report. If you experience difficulty with uploading the documents please email the MLS sheets to your assigned QC Rep. Please label all photos with the correct room name (i.e. bedroom, bathroom, family room, kitchen, etc.) That's all of it. I swear.
So I open up the order to enter new comps and there are MLS attachments from comps that I did not use. Something fishy going on there.

This is a below average area of inner city Boston. A mix of REOS and Fair Market. I found the most similar in size and room count and condition. And since it was bank owned I used some REOS in the area. I thought what I done was the best way to go. No big deal, I just didn't feel that I should redo for free since they said nothing for 2 months. If they said to redo it then, I would have had no problem. It turns out it was recently listed at $60K above my value. I had a similar problem with Bloteck (formerly Sloteck). 3 months had passed and they asked me to redo an order with more recent comps. I said if you want a new BPO now it's a new fee. They paid.

They've picked up a PITA customer.
I also got a client dispute. First time ever. Two months after I've submitted the BPO they want me to adjust downward the amount I've estimated for repairs. They basically asked me to lower the value.
The EML rep was pushy too. Not a good experience. I hope this is a temporary thing, because EML really is one of my favorite companies to work for.

It is hard to get mad at EML because of how fast they pay and their fees are pretty reasonable. For the most part my experience with them has been nothing but great so I would defintely want to keep them happy especially if you get a lot of business from them.

I try to use fair market comps as much as possible but when the Market is the majority REO & Short Sales it can be difficult. When I do use REO or Short sales I say why in the comments as a percentage of total sales for the local area. Most of the time it is around 70% of the market. I have yet to get one kicked back but if the lead time is a couple of months I am sure I will.
