Ways to advertise comissions on new condo sites to agents?

Is there anywhere to advertise comissions payable on new construction projects to other agents? (Other then MLS of course) I currently represent a great project in an exclusive area of Toronto and we're paying a really nice comission of 5% to outside agents. Basically I'm looking for a way to inform other agents of the comission for this site and for future projects as well.

Once upon a time, BEFORE I was professionally involved in Real Estate, I had a little trouble selling my home in a down market under Exclusive Agreements; so I ran a few advertisements in a few Real Estate Magazines and RE Sections of Larger Newspapers soliciting Brokers who would be interested in taking an Open Listing on my Property for a Full Commission.
Next thing I knew, I had about 15 Agencies and 60 or so Agents standing in line to show my place. It sold in 8 or 9 days. Today, I would make sure I welcomed Buyer's Agents as well.
PS: If you spend money on any ads for this purpose, make sure you give the Commission a Full "2 EMMMs" AND 2 "ESSSs" in your ads, otherwise those sharp Canadians will suspect you're playing a hoax on them.

Hmm, thank you for your reply, but I think I should elaborate. Basically we have 22 suites left in the presales of a building of 284 suites. I do have a few of them on MLS, but I'm looking for ways to inform more agents. Unless they search for comissions or the price range of my units they won't find them on MLS. Basically, I'm looking for a way to advertise to buyer agents specificially, whether locally or internationally.

You could approach this from a number of different angles; Promote the building with a tag line that says we co-operate with brokers in FULL. Create web pages about the building by address as they domain and point the pages to the actual domain of the website. Create a link on your website for Brokers to sign in and get BROKER participation details; that auto emails them floor plans and pricing as a printable PDF handout and a page detailing the commission structure. Download the Database of realtors in that region and email each with the details of your program. Add a link in the email to your website that describes your Broker Support Program. With Broker sign up/in. Add incentives for the broker based clients IE 6 months maintenence fee savings for your clients, or some other promo.
Do an agent raffle for each sale; you get a valid entry towards a [Insert Prize]

Thanks for the reply Dave, I've actually tried a few of those things before. We've given out Blackberry's and Laptops to agents for sales volume. We do say that brokers are protected on all of our advertising as well. The auto email of floor plans is a great idea though, they are available from the developer's website, but a nice concise package to send directly to realtors is a great idea.
I do have a question though as I see your from the GTA as well, where have you found a realtor database that you can download? I've asked TREB about something similar and they told me it doesn't exist. I'd love to get a copy of something like that so I can send an e-mail out to everyone. Thanks in advance, that would be hugely helpful.
