Just a couple of suggestions;

Go to the foreclosure auction and introduce yourself to the ones doing the bidding.

Another way is to talk to hard money lenders and see who they are lending to.

You have to join a real estate investment group AND BE ACTIVE!
In your area there may be a landlord association or a real estate investment group.Its up to you to do your homework.
You could call a few offices to make an appointment to look at some property OR take one or two out to breakfast or lunch.
OR you could go for a little ride in your neighborhood or area. Look for complexes and the names of those offices managing them.

Look for "We Buy Houses" signs, ads in newspapers, and online at Craigslist. You can also look for "For Rent" signs/ads where you'll find landlords...

Build a good internet presence. Just about everyone who looks for anything goes to the internet. If you can target them and bring them to your website, you can get a lot of investors. We have some great success with our fractional ownership marketing. Fractional ownership is a form of real estate investment. We have found that many of these investors look for fractional properties online.

Courthouse steps, and research who's buying a lot of foreclosures through deeds and tax records. However, as an agent, you have to prove that you can bring some necessary skills to the business relationship. I have a couple of brokers who know what I'm looking for, and they don't email me every time a listing is price dropped. You have to know your investors criteria, or they will place you on their "block email" list.

Needing a new source of cash to live, and continue the fight to reopen his aviation business, Ragland returned to his real estate leanings starting with the renovation and sale of single-family homes. The courthouse steps are good, but if you get the good Listing they will track you down. You can also check with the Tax Assessor’s office for a list of non-owner occupied properties. Many of these owners will be investors. There will probably be a charge for the list.

Veloz really hit the nail on the head. If you can list a junker property at a bargain price, or a nice property on creative terms, then investors will beat a path to your door. So you just need to decide what kind of investor you want to work with. The kind that does cash deals or the kind that takes over payments.

Don't forget the want ads! I find that many investors are still "old school" if you will and spend much of their time searching the paper and/or even posting ads in the paper in search of properties.

Hi Zaghi. I came across this article about "Location" or locating Real Investors and funneling them based on your area. I find it a good read. The article can be read here: http://www.reiclub.com/articles/its-still-location and I have to agree with elite-homes to "Build a good internet presence." It's free advertising, which in my opinion spreads like word-of-mouth.
