Keep Trucking~

See, that's the thing, the money that I am bringing in is negligable, so it really wouldn't be an issue for me to quit. I just want to be able to get into the swing of things before I start my clinicals in the fall of next year. I am hoping it can be a small source of income for me when I am in my clinicals since I will be in them for about 18 months, and it's like an 8-5 job. The job I have now will not be something I am able to do once my clinicals start since I work 8-5 every day. I don't know, decisions decisions :crazy:

For me there is no backup plan.A backup plan is saying I won't succeed.

Just took another commercial listing today that if I double end will make over 60k.If I list the other 2 parcels for an assemblage to the right and left I can double that.Very high traffic area,high demand location.

Every year my income goes up about 40 to 50 percent from the previous year.

Good Luck-I hope it works out for you. I love it and work about 4 to 5 days a week.

^^^^^^^^^i could not agree more....there is no backup plan at all! my backup plan is to sell more houses! some are going out of business. in the last 30 days and the preceding 30 days i will have 8 transaction sides (either closed already or under contract atm).

i think i will take a week off of prospecting and regroup for the winter prospecting once i close some of these...funny thing is that i am addicted to closings. i say i will take a break, but i actually like what i do and end up taking a day off and then getting back to work because it makes me feel productive.

Wow! Sounds great! How long have you been in Real Estate? I hope I can do as good as you in a few years! Which company are you working for? I am not sure if I should go into commercial or residential after State Exam. I am thinking first to go into residential and then moving into commercial.

Been in real estate for about 5 years.I am the principal broker and own my own company.

Commercial is a totally different animal than residential.If you truly want to pursue commercial it would be good to go with a national commercial firm that can train you properly.It is a much steeper laerning curve than residential.Commissions are much bigger but take longer to close so you adjust your budget accordingly.

You did a lot in five years!
I probably will start in residential- we need to sell our house and buy another one and our children are not in school full time yet, so I can't work full time M-F, which I think you have to work in commercial. Could you recommend a national commercial firm in TN that could have a good training? And which area of commercial would you recommend to concentrate in now?
The way economy goes I might just have to go to work full time soon.

A national firm sometimes will give you a draw until you clos a sale or they will give you 50k in salary but take about 70 to 80 percent of your commission when you close a project. So instead of making hundreds of thousands of dollars in a year you make maybe 80k to 90k.In the beginning it get's you trained so later when you have built up funds you can go on your own.

You have to delay instant gratification unlike residential where you get paid in a few months time.The firms I am talking about only do commercial.

Google NREI it has a ton of info for you.
