I am in Houston but have heard from other ERA brokers that OKC is a good place to put your money right now.

I imagine that there are areas that are good for investing and others that are not. Surely investing in OKC is like every other state, it a house by house, neighborhood by neighborhood basis. Find a local Realtor who handles the most business, likely and REO Agent and pick their brain about the market.

As we know, real estate investing is a long term game. Supply on the MLS is still high, and prices are historically low. If you have time on your side (I would say at least 3-5 years), investing in real estate is a great long term way to build wealth.

Here in the Minneapolis market, we are seeing so many homes for sale it is crazy! And the rental market is strong and getting better every day with the increased demand.

Long story short...I don't know your market specifically, but I am sure there are many similarities to our Minnesota real estate market. We tell our investors to find a nice condo, townhome, home, duplex....rent it out and hold onto it.

Ryan, you could not be more correct. If looking at residential properties, and they will cash flow and are the type of properties that will be easy to rent-why wouldn't you buy?

The general public is scared, and rightly so until we get the economy back on track. But by the time many will be comfortable to start buying again, the pendulum will have swung the other way and the great deals of today will be gone.

People fear what they do not know.If you take the fear out of the decision making process by doing the research and having a pulse on the market you will make a calculated decision in your favor.

Check the market with a Realtor and then decide. If you are looking for a long term investment so any time is good if you buy smart. If you would like to flip, just research the market very carefully and then take an action.
