Here's some ideas to try something different:
-create a URL for the house and put it on a sign rider. I've done this for a $859K house and have had 200+ hits to my website in 2 weeks. Not everyone has registered mind you to see the additional photos but I'm sure it's because they see the price and go away.
-I have 3 listings in the same town. I am doing a grand tour ala Craig Proctor this Sunday with someone from Wells Fargo. Doing some PR with it. Hopefully will get one buyer, sellers will think I'm doing something diff and may get another listing out of it.

Hi Denise,

That sounds interesting, I can build a cool webpage quite easily, I think I could get a person very interested with that alone. I think having a counter would also give me an idea of people looking. We are actually going to let the listing expire shortly and will be going with a new agent. I believe there a many agents out there that are just advertising services but not sales people, which was fine until recently. You need to also be a great motivated sales person who can close the deal once you have an interested client. I like to compare it to car dealers / salespeople. They advertise the cars to get you down there then really try to sell you a car. They don't say take a look around then get back to me, or go look at the dealer down the street.
