As the local realtor, you need to keep abreast of what's being offered. Don't lie and tell them you have a buyer unless you really do, they'll have already heard that line. It's just another viewing, however you bring great value in that your a goto person when it comes to realestate. During the showing offer them something of value, a weekly area sales report, updates on competitive listings.

When a FSBO asks if I have a buyer, I say 'none that are currently interested in non MLS listings'. This always opens things up for discussion. A real quick overview on current sales trends, competition, and your services will have them saying yes to a listing, or at least yes to regular contact where you provide a message of value(area sales report) and a repeat request for their business.

FSBOs are a specific prospect segment. Be prepared by carrying your materials with you. And as soon as you see that sign, stop and knock.

I visit 3-5 FSBO's per week, so the local newspaper works for me. If calling on FSBO's was my main focus, then I think I would probably buy a list.

When you pull up to a by owner and see that sign try to visualize it as a "Help Wanted" sign. Go in there and appy for the job. Be prepared to vist/call at least once a week. Tell them about yourself and how you can help them sell their home. Most agents give up after the 2nd visit. I find Monday the best day to visit FSBO's because they get a little depressed after spending their weekend trying to sell. After visiting one By Owner at least 10 times every Monday evening I went on vacation and received a call from him while I was away. He wanted to know why I didn't stop by? I listed it as soon as I returned.

Once you visit them, keep in touch until they close or list with someone else.

I don't like to give a CMA until they are ready to discuss a listing. They usually have about 100 of them anyway.
