I'm not a big fan in completing BPOs for IAS. When they don't like your value, they'll send it back and ask you to reconsider. My response to them, "What value are you looking for???" I've completed quite a few BPOs for other companies and didn't have problems. In matter of fact, they said that I do a great job. But when it comes to IAS, I don't know what they're looking for. I asked them to give me their guidelines and they said that they can't give it out. I asked them how was I suppose to clear all their comments if I don't understand what it is that they're looking for. They told me to guess.
Anyhow, I don't get much assignments from them and I signed up earlier this year. The listings do go to the same few listings agents. I'm still trying to get my foot in the door for listings.

xmaspalmtree, i have had the same problem, when the QC guy called me, he was looking at some sort of automated zillow thing, and making sure that my value "fit" with what he had. Who is doing the bpo, us, or them? Anyway, it took about 4 months, then i got a call for a listing. They were reasonable on price, and its under contract now. Don't lose hope.

thanks for the headsup! i think they do use zillow. for BPOs, it appears that they're always pushing for a higher value when in fact i know that it's way overpriced. we'll see how things go in the next few months with them. communication with them hasn't been the greatest.

I handled several for them when I was still being sponsored by another broker. I think only one so far since being on my own. I never had any issues with them and would take another assignment from them if it was offered.

They picky to no end. What I don't like is the sense of manipulation.... or trying to make good of some bad loan paper.

I love the rule that you can't cross a main street or highway to find comps. Which works great in this one area in my town that has highways on all three sides of an area that's about 1/3 mile long on all sides. Maybe 100 houses total in there, and despite there being a totally comparable neighborhood less than 1/2 mile away across one of those highways, you can't use it for comps.
We aren't determining values for homes, we are determining values for homes based on strict criteria that are designed to manipulate the value.

I enjoy working for IAS. They can be picky sometimes on BPOs but I don't ever have go chasing invoices from these guys. Our first four listings from them were pulled for no equity and after that, we've sold every one of them.
