I have a question where broker A refers a client to broker B. Broker A wants all future deals to go through Broker A thus broker A does not want Broker B to solicit the client directly nor client solicit broker B directly. What form do you use that will provide Broker A this protection ?

I don't believe you can leave a referral agreement open to be indefinite. You would have to include a certain period of time that the referrals through that client is good for. Most referral agreements are set up to use a standard of one year, but you can change this to whatever you want I would think. I have never heard of anyone doing an indefinite amount of time on it though. Just put 5 years or something.

So for one reason or another you want to refer one deal to broker B then have all future deals go through broker A? I think the best thing to do is go with someone you already know and trust.

I think the above post nailed it. Good referral business is based on trust.

In addition, a key piece of information is missing from this scenario. Why is Broker A referring the client in the first place? The answer to that is important.

Broker B is getting a referral and they can't talk to the client? This sounds odd.

I had an agent from 4 hours away who wanted me to put his client's property in the MLS for a referral fee. The other agent would get the listing signed and handle contract negotiations and I would handle showings and be responsible for the MLS content.

The whole idea was good for a laugh but that was about it.
