Is anyone finding that their A/Ms are getting serious about the appliances being left when there's a cfk? (specifically the stove). Most occupants actually leave them but my last two did not and the A/M got a little miffed. Both occupants were tenants and the first did not have a receipt for the stove, but the second did. They both claimed to have bought the stoves themselves and I believed them both, even though the first didn't have a receipt.

This difference for me is that these two instances are the only time the AM has made a point to mention it...more than once. Maybe this is a new trend.

I know a stove is required for FHA financing, but I've never had a problem with the buyer acquiring one on any of my prior deals.

Stoves are not personal property here. If a tenant or homeowner removes it, regardless of whether they bought it, my AMs press charges. If they buy it and put it into the property, it becomes part of the property.

This is not my experience. In each of my last two REO's (two diff companies) the AMs actually asked me to tell the occupant to be sure to take the stove, that they did not want it to remain.

Usually the stoves and refrigerators are so disgusting, they would have to be trashed out anyway, costing them more money.

In NY free standing appliances are considered personal property even though they are often sold along with the real property. Built ins are considered to be part of the real property. The only time it has come up for me I discussed it with the AM and was told that the appliances had been included in the appraisal for the original loan and therefore they had to stay.

i had one a few weeks ago that took all appliances, then they unbolted the cabinets, toilets, sinks, then they went to the garage and took the water heater, and gas furnace out as well. Then they cut into the walls to take the wiring as well. It was stripped clean. It was the worst one I ever had. The only thing they left was the carpet in the house, literally everything else was gone.

?? I hope that serves as a future lesson that when negotiating CFK you need to outline what needs to stay and what they can take with them.

actually, no one was there when i first got the assignment. The neighbors told me the previous owner was there the week before doing all that. They thought they were remodeling...

What does your C4K says? Mines require the appliances to stay with the house. Some require before and after photos. I ask the occupants to leave ceiling fans as well.

with this bank, it just says free of debris, and in broom clean condition. But,I tell them that they need to leave stove, dishwasher, and built in microwave.

my C4K actually mentions the stove, dishwasher, ceiling fans, etc. what's your state's guidelines regarding stoves, dishwasher, etc? if it's vague, check with the seller
