Well I am owed from about February 2008 time frame (from a previous closing)...Now I have tons of money owed with a current listing that is UNDER contract, If I don't have funds at the latest this Tuesday, I will be holding up this closing (as now I am owed over 2K for this ONE HOUSE, this closing should be happening this week) UMM put it on the HUD!!!!!!!! Thank you and DRIVE thru! Has anyone ever got a penny from this company???????? Not me..........One excuse after another...UNBELIEVABLE!!!!!

That is what I feared may happen to me. I can't afford to have money floating around out there in reimbursement land. I really couldn't take the chance and after reading the posts here decided to cut my losses and bail. I didn't even go get my lock box. Figured I'd spend more in gas getting to the property and back than it was worth.

Good luck with your closing and I hope you get your money you're owed soon.

I don't know how they think people are going to continue working for them if they keep up these business practices.

Oh then I wrote their new "expenses" email that they said to write for status updates. The email came back bad with this error "user quota exceeded"

HAAAA

Does anyone know if I am able to file a lien on the property since I front the monies??? Or is that only reserved for those that acutally do work on the property?

In some Jurisdictions, you are supposed to go through Small Claims Court first; but if you can get your Claim recorded, then you will have created the "Cloud on the Title" that anyone in their right mind will want to resolve BEFORE having the property conveyed to them.

There are different types of liens. I beleive the one you are reffering to is a materialman's lien or mechanice lien.usually before the bank authorizes the work order they have addendums that cover lien right for the contractor. In my state you CAN'T file a lien to recover commissions for residential real estate,commercial is another story.

You basically need to check your state lien statute laws as everyone's is different which will determine your options. Maybe if you get an attorney that specializes in liens that would get there attention.

Brevard, I just re-read your note regarding the "previous Closing in February" . . . . that's just about 6 Months ago. What are you doing/did you do about that one ?

Our Mechanics' Liens have to be filed no later than 30 Days following Closing. Why did GRC not settle up with you at the February Closing ?

You sound like a very giving or charitable person. How much money was left on the Table in February ? My check writing hand would have gone NUMB long ago.

You have got to do something to protect your interests !

No much for that one, just under $200 b/c it sold in like 10 days..so nothing much on that one, I have been told time and time again, oh the checks are cut we had a major problem with the accounty system blah blah balh..However on the other one it is $2,200 and counting, plus they just had me order a $1,500 well drilling. I had a someone I know drill that well, so hopefully he won't get stiffed as well. I think I am going to tell him that he needs to hurry up and file a lien before it closes at the end of the month.
